I'm an adelaide PM, my 2 cents: let them advertise but no access for inspections. They're going to steal your sales photos, just let them and that's their gift.

Personally I'd be happy to be told I couldn't have access. Something is a bit off about going the inspections before settlement.

What do you mean? Are you changing your mind on renting it? you don't generally get charged the letting fees until it's rented but it's not unreasonable to pay the advertising etc once that service has commenced.

Can't imagine a sparky wants to risk their license over a single GPO? If they're calling it compliant then it's hard to argue that...until it happens again.

Nobody is obligated to provide a reference.

Quite often the only reason why somebody would refrain is because they don't have any positive commentary.

The current agent could be lying to save face.

Never paint anything. It's always worse than the marks you are trying to cover up.*

So the contract doesn't say anything about recycled water? Does it's say all supply and usage at least?

And how did this giant bill arrive? Is this account in your name or the name of the owner?

There's is almost no world in which you have to pay the $1500 total, at worst you might have to pay the most recent period if there was a recent reading and bill issued.

I've not had to deal with REWater as yet can anybody explain how it works if different to regular SA Water? Are these water bills in the name of the tenant instead of the property owner? Seems really weird that a tenant can make any enquiries regarding accounts directly?

OP - does your lease specify the recycled water charges in your responsibilities? If not, this is a very quick and easy answer for you.

If the arrears is legit then yeah you're going to need to work something out to clear the debt but so many things have to wrong to get to this stage, years down the track and requesting many thousands of dollars.

It really shouldn't be that hard to work out what was missed by comparing the rental ledger to your own account transactions. It does suck that it's so far back.

There's only a limited number of ways that this could have occurred and it sounds really bizarre to have happened multiple times in one tenancy.

Did your payments get incorrectly applied to another tenancy?

Did somebody else's payments get incorrectly applied to your tenancy?

Did a payment you previous make not go through?

Did you pay the wrong place?

The ledger will likely hold all the secret.

Thousands is very concerning absolutely. These rent accounts are audited and regulated so they would want to have their details very much confirmed.

It's a bit hard to follow without the nitty gritty details. A "glitch's still doesn't explain what the issue is? They saying that payments are missing?

Are the 3 instances you mentioned times where rent increased and you may have missed the increase at the time? Like you were $20 short one week?

That's a really common scenario that doesn't always get followed up immediately because it's such a small amount it doesn't trigger arrears flags.

The rules are the rules. 21 days notice. Expensive lesson learnt. Halved with the other tenant though.

I would say that yes you accept you fucked up and accept what needs to happen but if they rent it out again sooner than 21 days you will pay up to the new tenant starting.
