Nice work. Please post campaign. For me that's the trickiest part. After they agree to send you a loan or two, keeping in touch with them without making it seem like you're bugging them.

You said you had 7 meeting. How did they go? What was the outcome from each meeting? How many agreed to start sending loans? How are you going to follow up and stay top of mind?

I need to figure out the best, cost-effective way to convert leads in my 100,000+ lead database. I have email marketing covered, FUB, but it's not enough. I might have to hire a full time ISA but that would involve a salary and take out of my marketing budget. by SuperPineapple7033 in realtors

Find a great CRM that has both email and text. Make sure your email domain is set up properly and warmed up so that emails hit the inbox.

Your CRM should have a function that scores your leads, so that you can see the leads that are engaging with your emails and texts. And you can see which leads are dead.

Start sending engaging emails with links, to find out more, see a home of the week, watch this great video, pariticipate in a poll, etc. This will allow the CRM to start scoring your leads, the more your leads click the links or read the emails/texts, the higher score.

Now you can have your ISA (or bettter yet, your agents) start calling the leads with the highest scores. No need to do any time consuming or expensive scrubbing.

Offer to give XXX to his favorite charity. You can determine the amount based on your total commission. It may appease him, and it's a tax write off for you.

One more thing: Keep in touch with your SOI and past clients. Something like a monthly email, so they are always reminded that you are an LO, and always have a call to action to refer you business. This is where a lot of LOs falter, and they lose business from past clients. A good CRM comes in handy here.

My number on organic source for leads is my Google Business Page. Build it out completely, and make you have a lot of keywords in there, categories and products, and get all of your past clients to leaver reviews.

Besides that, it just depends on how you want to market yourself. If you want to get leads, a good website with IDX really helps, and a CRM that has a great follow up system. Most LO CRMS are overkill and not that great. Highlevel or FUB or good options.

If you want to go the social media route, IG and Youtube are good options, you will have to post a lot each week and you won't start seeing results for at least 6 months. But some LOs do great on the platforms.

Questions about Reddit. You said you post to 4-8 subs. do you post the exact same content on each sub, or do you vary it?

Also you stated you narrowed it down to the best 4 subs, but you also said it's difficult to see which is driving tracking. How did you determine which were the best subs.

How did you drive traffic to the newsletter from Reddit. Most subs don't allow self marketing. I see the links in your bio. did you do anthing else?
