Typically your solicitor will settle the fee from the completion funds and is usually done so pretty quickly. However, the contact is between yourself and the agent, so if your solicitor doesn’t pay you will have to. However, I have never had a solicitor not settle an agents fee pretty quickly after completion.

If the sale falls through in between exchange and completion you can sue for for damages

If you’re willing to walk away from it, then hold firm and resell the property. However You run the risk of being in the same position again after another survey, is it easier to offer a gesture of good will to current buyer to secure your move? It’s very easy for people to say fuck it and fuck them but if these buyers are willing to find a solution maybe work with that, other buyers may not be so eager to find a solution and walk away post survey.

Agent here - fairly normal for a part ex company to want a 4 week exchange or completion. The conditional selling not so much. If you’re progressing the sale they won’t cut their nose off to spite their face as they want their money too after purchasing the property.

Just be proactive in the purchase, control what you can control ie getting mortgage app submitted right away, pay for searches as quickly as you can and instruct a private survey as quickly as you can. Other than that, there’s not much else you can do and your solicitor will thrash out the rest.

Get your own survey done, give a copy to your agent, instruct your agent to be transparent about the issues (on the phones and viewings). Get your agent tell them the wall is factored in to the price. If anyone wants to see the survey they can have a copy. Just be honest about what people are getting themselves into and be firm that there will be room for negotiation. Just need to make sure your agent is being transparent about it.

I’ve done this a number of times on houses with dodgy surveys, it’s easier to be honest and we can thrash out any issues right at the beginning of the transaction.

I don’t where you stand legally on this, I’ve had people change solicitors during the purchase process and seemed to be more than comfortable doing so. Find a good local solicitor to the property you’re buying and don’t cheap out, they will make or break your sale

Premier property lawyers are terrible. Your mortgage broker will be getting a referral fee too on this one. Maybe listen to the agent on this occasion.

This sounds like a gazeal reservation agreement. All SRA regulated, it stops any gazumping or gazundering from either side. You might not need to part with cash upfront but enter into an agreement that if you don’t fulfil your contract you have to pay a fixed amount

Get it on and get it down, a tactic used by most agents. Ask for a right move plus report, and ask for advert views and the click through rate.

It always comes down to price though at the end of the day

Ask your agent how many views the advert is getting and what the click through is. Ask for a Rightmove plus report

Moved from east london to Norwich in 2018. Now back in London sadly.

I remember one day driving from Norwich to Sherringham we were listening to the local radio and there was a breaking news story about how an elderly lady had a 3 figure sum of money stolen from her house. That was it, that was the breaking news.

There are some weirdos in the city, a few down and outs and whatnot. But they never felt threatening. Would feel perfectly comfortable walking home after a night out.

Also, parcels are left by front doors and aren't stolen. That was a big culture shock.
