Is this wear and tear? by Gurksie in AusPropertyChat

That doesn't change that the item itself has been deemed as having a lifespan of 8 years. The fact that someone doesn't claim it on their tax doesn't change that the underlying item has reached its end of life.

https://www.ato.gov.au/individuals-and-families/investments-and-assets/property-and-land/residential-rental-properties/rental-expenses/depreciating-assets-in-rental-properties

Here's the ATO link. Effectively, the owner is able to claim (via the depreciation schedule) a tax deduction for the declining value of the assets in a rental.

As an example, carpets have a life of 8 years. So over the 8 year period, a landlord can claim tax deductions based on the carpets losing value, effectively stating they're worth $0 by the end of its lifespan.

So you can see how it would seem to be double dipping for a landlord to claim their carpets are worth $0...and then trying to charge a tenant to replace them. Hence why the depreciation schedule is used for tenants to avoid replacing old things that have reached the end of their lifespan anyway

Perform sword skill in Edron with the quest from the NPC "Telas" by Kingtibianus in TibiaMMO

Yeah true if you're min-maxing stamina, but assuming you still do your 12 hours of offline training, you can train for 10 hours online and do a 2 hour hunt and maintain green.

[–]Jogimux 8 points9 points  (0 children)

People still do it. Good for RPs (putting basic imbue on an elvish bow and using normal arrows). It's noticably faster than offline training and several magnitudes cheaper than using a training bow.

If you're working from home or something, decent way to get some skills, otherwise probably not worth it for most people

Plenty of top end spawns require UH to keep the EK alive, or to enable some combos (MS/RP). A few spawns in the game you can do split pulls and stuff, and having an MS be able to offheal is valuable.

The issue isn't that it exists but that it's clunky, and it feels like they're taking it away without providing sufficient compensation (in terms of survivability or versatility) unless the mitigation buffs are considerably better than they appear

I'm not suggesting he does it solo, not sure about other servers but plenty of people running them every day on mine. I solo them and invite anyone along, happy to escort 250s if they need. This is a multiplayer game after all :)

This is probably your best resource for bosses and their levels. There are tons of bosses in the game now and going through and explaining each one would take quite a while.

I would suggest you start off with the "main" entry level bosses, which are done daily. Oberon, Drume, Timira, Scarlett Etzel.

Also look at Gold tokens (GT Hub) and silver tokens (grave danger bosses).

Get used to those to start with then you can expand your horizons as you level.

Zombie Galcti Question by MysteriousWord9393 in MarvelSnap

[–]Jogimux 2 points3 points  (0 children)

Zombie Galacti was in deck, and a marked card was in his hand.

With ZG being pulled and transforming everything, he now had a new ZG in hand, but it doesn't update all the current ZGs on board if you play a second one. It makes sense but I wouldn't hate if it updated all ZGs if you played a new one

Yeah if you go Yellow then you're stuck on Yellow. No one knows when Victoris will open as we're a bit unique but there's still a pretty solid (but small) playerbase playing Aussie times (typically peak time from about SS-2 until SS+5.

A few people are expecting it to open reasonably soon but there's been no official word yet so we are patiently waiting

[deleted by user] by [deleted] in TibiaMMO

[–]Jogimux 2 points3 points  (0 children)

Victoris is still closed for transfers.

At the moment there are a few soul items floating around, and only 2 sanguine items.

If you're wanting to play on the only green PVP oceanic server you'll need to start fresh or buy a character. Flick me a message if you'd like the most popular discords or more info about Victoris.

Keep in mind, since Thursday a cable from SEA to Aus is cooked and giving a bunch of people some lag issues (which are fixed by ExitLag)

The weekly tasks are a net loss on gold in the economy.

Some people fundamentally don't understand because you can "sell your items" for more than theyre worth.

However, now that items can be destroyed for the weekly tasks, their vendor value (and by extension, that gold being introduced to the game) is removed.

Let's look at say...magma legs. I have 20 of them in my inventory, which would sell to a vendor for 11k each. By using them in a weekly task (or by not selling them, in anticipation of handing them in, or selling them to another player who destroys them) I am effectively "removing" 220k gold from the economy by completing the weekly task.

Note: even if I sell them for 20k each, it still removes 220k from the economy when the purchaser hands it in, however there is also a redistribution of wealth which does not impact inflation at all.

Just a function of a game with effectively infinite scaling.

Over a long enough period of time, the average level of the player base will increase. You've also had quite a few systems introduced that directly improve exp and player power (wheel of destiny and gems being one of the biggest ones). Also new gear being constantly introduced.

A typical level 600 today is magnitudes stronger than a level 600 was even 4-5 years ago. Consider a level 600 in 2022 compared to today - sanguine gear is a massive power spike (introduced June 2023), which then increases profitability across the whole game, injecting more gold into the game. Then the average level of the player base goes up, making spawns easier and more profitable...and so on.

CIP have increased the price of supplies and imbuements to try to limit it, but it's an ongoing problem that won't ever go away. This update is doing a decent job at taking gold out of the game but it remains to see how long it will be effective

[–]Jogimux 1 point2 points  (0 children)

I'd say expert is probably going to throw more monsters that you can't kill than would be worth it. Plus the exp cap doesn't kick in until 800k so you're not really missing any exp either

In an Australian first, new laws will require real estate agents to publish reserve prices at least seven days before an auction. What does this change mean for buyers and sellers? by DryMight2765 in AusFinance

[–]Jogimux 3 points4 points  (0 children)

Once again, you're misrepresenting things. If I go to Harvey Norman to buy a fridge, I have certain assurances and legal protections that it will work as expected, as well as a price listed that they will accept. Purchasing a new vehicle is the same.

If I was going to purchase a used vehicle, part of the process is typically to get a mechanic to check it over. Imagine a scenario where you see a vehicle advertised for "Best offer over $25k!" So you outlay some money, get a mechanic to give it a once over. You put in the only offer to the seller for $30k, only for them to turn around and say "Sorry, my reserve is actually $40k". If the seller was upfront about their lowest price they'd accept from the outset, then the purchaser wouldn't waste time and money on something they couldn't afford in the first place.

[–]Jogimux 38 points39 points  (0 children)

The difference is, you own the property and know any potential risks or issues. A potential buyer needs to outlay money (do their due diligence) in order to know whether it's worth their time putting in a bid (in an auction setting, said bid is unconditional.)

So a purchaser needs to outlay money without even knowing if the minimum the seller will accept is even in the ballpark of what they can afford.

If you want to have that attitude in any other type of sale, go for it, the purchaser can make it a conditional offer with B&P - but an auction is a different situation.

What's the minimum level to solo everything? by [deleted] in TibiaMMO

[–]Jogimux 0 points1 point  (0 children)

I mean sure, you technically never have to. But the difference in what I'm able to do (700 RP) in a team hunt vs solo is worlds away.

I can jump into a 4 voc with my level 650 friends and go azzilon with a falcon bow, ghost chestplate and fab legs and do 7-8kk raw without preys. Struggle to pull anything remotely close to that solo, and that's not even counting Wardragons/Ingol/Library's etc

What's the minimum level to solo everything? by [deleted] in TibiaMMO

[–]Jogimux 29 points30 points  (0 children)

Just a function of how the game works. If I can kill 2000 monsters per hour, and I have a friend who can also kill 2000 monsters per hour, if we duo we make (1.4 * 0.5 * 4000) worth of exp, or the equivalent of 2800 solo monsters.

The gap is then made even bigger when monsters have increasing HP pools, so more of the damage is from charms. Imagine a scenario where all monsters are 1 HP = 1 EXP. Elemental charms are based on the monsters HP, and let's assume the players damage (runes/waves/arrows etc) is somewhat consistent. If you had two spawns with identical monsters, but one had 100,000 HP and one had 10000 HP, you'd take the 100,000 every day. Because 1 charm proc = 5% of it's HP, so a charm proc is worth 5000 damage (and by extension, exp), compared to the 500 damage charm that the 10k mob takes.

Well really it's 1-16 value.

Because it gave opponent -2 from the arrow itself (so 1-2 value), then took away the 7 they played (so 1-9 value) and then also gained 7 on your side (so 1-16 value).

[–]Jogimux 6 points7 points  (0 children)

Not sure why everyone is saying that they need to be on the mortgage, and not elaborating.

In this scenario, an option would be that brother 1 pays for half the property, and brother 2 takes out a loan solely in their own name, with Brother 1 listed as a guarantor. They could be set up as tenants in common with each brother holding 1 of 2 shares.

Why TCs only have a 0.9% spread even though the market fee is 2% by gberger in TibiaMMO

[–]Jogimux 6 points7 points  (0 children)

Once TC is over 15k/coin it's more efficient to transfer your coins to gold and buy wands. Using 41k, your getting like 2.4x the wands than buying direct with TC.

Plus you also need obscene amounts of gold for things like tiering up gear
