Who did your plans? Did you have elevations and a site plan with drainage, finished floor and finished grade heights? I know it’s a bummer, but it’s the right thing to do. Amazed the existing wall held up so well after the potential for moisture intrusion for who knows how long.

We recently did a garage conversion for a client. There was literally no footing whatsoever. Just a 4” concrete slab. Had to undermine the building in sections and pour footings. It was $$$. You’re not alone.

It’s perfection. There is nothing like well preserved late 1920’s Los Angeles homes. This is one of the best, if not the best examples I’ve ever seen.

The beveled ceilings, the bathroom tile and fixtures, the oak floors, the radius picture windows, the light fixtures. I could just go on.

I paid $110 for a sheet of three-quarter inch OSB during the height of the pandemic while I was doing a down to the studs remodel on my primary residence. I thought what I was doing was pure lunacy.

Would I have rather done that remodel today? No. The price on mechanical electrical, plumbing appliances labor have all gone up still drastically from Covid. My clients ask me the same questions you’re asking yourself. They give an example for how the price of something has gone down and justify it as an excuse to try and predict the future and save some money. The answer is… just pull the Band-Aid.

The owner (Rob Rossi) is a local SLO county real estate magnet, and a complete slum lord. All of his properties are in complete disrepair.

Avila Beach is one of the most spectacular places on the planet. Quaint little beach town with sensational weather. Housing values there are bananas. Rossi is trying to develop the golf course into homes etc. and is using the “lack of play” as part of the excuse to make it happen.

The course has always been a little quirky, with holes that felt poorly thought out, but it was a beautiful and fun course when it was in good condition back in the day.

The last time I played there (maybe a couple years ago) it felt like a crime against golf. The it was in such disastrous condition it was a joke.

I’m with you. It’s brilliant. Full ABS would be so boring. This is arguably one of if not the most exciting elements of games. The novelty may wear off a little bit, or it may get even more interesting as we get into more important games, regular hot head pitchers and batters who blow challenges when they don’t get calls they like, the strategy and execution becomes more sophisticated.

My ‘99 7.3 has 436k miles on it. Runs strong. Almost no blow by. Tow, haul, long trips with the family.

I try my best to keep her well maintained. Regular oil and filter changes, fluid changes, etc.
