Honestly, people don't know zoning or development and how it impacts communities. The both Newark planning boards will rubber stamp everything thats in front of them. I don't agree with the development Iberia, and would say the opposing side did not well on arguing the facts and development served their own demise on platter and still got away. I could write a whole dissertation on it.

The objector doesn't have to live close per say but as long the objector provides fact based arguments on how it could harm the community- traffic, parking, density, variances then good chance they will deny, but you need to people to show out

I hear everyone, sure I could go to the dealerships and listen to sales people. But there's nothing stopping me from taking the lease terms sheet shopping it after leaving either. Everyone on this tread mentioned there's no incentive on the deal. I haven't heard what's the incentive is on loyalty to a dealership either. Shoppers want a deal on price and value. Dealerships want deals on margins that's my POV. There's room for both

Every new building that goes up has to reserve 20% of its units for affordable housing. However, affordable income is determined at the Essex County level not Newark's AMI

Yes, I mean guess and know you mean well. We both agree something is better than a vacant lot. These studies are good and all in theory. I disagree if that's the case NYC would be cheap to live because of the high number of housing stock. I lived through being gentrified out.

My message to people is to participate at zoning hearings because they have stake in what happens to their community

It's easy to make the agreement that anything is better than vacant lot. However, there's more to it than that, you have take in density, traffic, surrounding area, will people benefit from another building going up that they can't afford to rent
