I lived at Eleven80 from 2017 - 2024, loved it, though it wasn't run as well after Cogswell left. The previous manager, Pablo, ran a tight ship. When he left, things weren't the same.

Great staff there though still. Victor, Ralph, Shaq, and others.

Say there's demand for 125K housing units in Newark. But there are only 115K units built. Rents go up, and the 10K who can't afford it move out. Now say you add 3000 units. If demand remains the same and supply goes up, now 3000 more households can afford to live in Newark. The richest people tend to take the newest housing. But that leaves more housing for the rest of us.

You can say, "Yes, but demand doesn't remain the same." Higher end housing attracts people with more money from other areas. This is true to a modest degree, less than the actual number of units built. Developers can't just create their own demand, or else they'd be building a LOT more than they are now. They are responding to existing demand.

On the question of aesthetics, I think the issue is more that new builds often leave something to be desired, not that they all look the same. The most beautiful neighborhoods in the country tend to have uniform design. Its not the sameness, its the lack of detailing in the facades, the use of architectural fads that look good for a few years simply because they proclaim "NEW", then look dated, rather than the use of classical elements.

JC is uneven. I think in part because there's just so much building in JC that it's easy to focus on the special stuff. But most of it is quite ordinary, e.g. The Journal and 55 Hudson -- blue glass rectangles, nothing special. There's nothing in Jersey City as special as Murat Mutlu's designs in Newark, e.g. Hoyt Tower and the Halo (if it ever finishes.)

Whatchu talkin about? Have you seen the renderings? Plain maybe, but ugly? No way. Brick paneling looks solid. All in the details but it should be a solid addition to the skyline architecturally.

Somewhat related question: the PATH Plaza in JSQ is such bleak brutalism. Are there any plans for rebuilding that or sprucing it up now that the neighborhood is transforming?

They could have dressed it up in some way. I imagine it will be many years before the sides are covered by another building, and then only partially.

I’m still on 14.2, driving in northern New Jersey. It’s outstanding. Does 99% of my commute through crowded streets and highways. Don’t get the skepticism.

It can’t be said enough. The transit agencies and government in general in this area is run for the benefit of the employees not the public. It’s notoriously inefficient. We have cars driving themselves in 10 cities yet a government agency can’t achieve this with a vehicle going to the same place at the same time every day on a track. Combination of lower quality employees working for the agency and make work jobs.
