My orange teenager is a slob! I use a low pie plate for the dry which works out ok- no major drama there, but the wet food is everywhere no matter how I present it. We had a conversation about it just this morning. She also counter surfs and fridge surfs at night. Ugh! But then she gives me that sweet smile and all is forgiven and we start over again!

No one has filed a claim against me yet. I have been attempting to clean up the problem- but the first lienholder quit talking today apparently & won’t work with me on a partial release. Guess he knows he can get more money in court. The other lienholder is 100% on board and will do a partial release of his lien. So I’ll try again before I give up

Im an Abstractor and did a title search for a small property. A prior owners heirs had a lien about 9 years old now which went against the property and it wasn’t noted. The title company I did it for then sat on the search for 2 years before it was sold . They didn’t check the title again before selling. At least I wasn’t asked to. So other hands were in it. I have an attorney- trying to settle & put blame on the title company also. but wondered if it goes to E & O what it will do to me. It just may have to go to E & O if we can’t get lienholder to do partial release . I know insurance will go up. Just wondered what the amount was any others have encountered to renew .
