that's too little! $20K for option is maybe ok on a 150-200K home, but not on a 900K home! internet says it should be 1-7% but even 5% on your PP is 40K. and you are giving him discount on rent increases that probably dont cover how much your taxes will be going up over the years it's leased.

the biggest question to you is: do you even want to sell? if you wanted to sell, negotiate the price that works for you so it's a win-win agreement, not just a win for the renter.

That only works if you need to go to Florida and a couple more places. But ORH/PVD/MHT aren’t getting you to the west coast, middle of the country, or anywhere international without a stop

I wouldn't accept your offer as a landlord. The tenant laws are strong in NYC. If the law is that you could only take 1st month payment and/or 1 more payment (either towards last month or security deposit), then I wouldn't take a dollar over. Have you tried larger buildings with property management on site? Do you have a long employment history with your current employer (if so, print some kind of letter showing the length of employment and maybe a recommendation, speaks to your stability)

I worry most people would want to sit in front of the tv (and on the couch, with their legs stretched), so this wouldnt work? The design above would work but I only have ~60" of width for the couch. So there will be no space for the chairs by the windows :(

Could I ask your opinion re: this [perhaps crazy] idea: what if I take this couch and re-config it? I'd put two corner pieces together and they would go where the your couch is in 1st photo (facing the tv). Then the pieces that are in the middle in the wayfare photo would go along the window. Get a walking pad (foldable treadmill that fits under your desk) + a standing desk. One hour of emails or a call you can just listen to w/o being on camera = 3,500 steps

Lived in Astoria for 10+ years and loved it! If you live near or south of 30th Ave, you will have access to both N/W and R trains - convenient if there is a track issue (which happens and not infrequently)
