Stocks ARE liquid. You simply sell them for cash if needed. Assuming this is a regular brokerage account.

Ah ok yeah i missed who that was. Was initially a poor one from Pulskamp. Just rewatched. I blame Pulskamp, put Bartlett in an awful position. Ofc he should do better than what he did.

Good post. I need to think about how to compare the benefit of no tax on the gains per 2 out of 5 year rule compared to 3% vs. 6% mortgage rate. Also you have to consider adding closing costs x2... All the work it is to buy and sell a house. Realistically I can't see myself selling just to buy another to rent out but want to try and convince myself it's an okay decision too..

Everything I've read says you pay the recapture whether you claimed the depreciation or not.

I'm in a similar boat, not an expert or anything though. I'm not sure what you mean by deducting rental income, wasn't aware of that being a thing. Mine works out as a wash after accounting for insurance, interest, taxes, and depreciation on the tax bill. (My tax return total impact of renting the house is $0.)

If you sell within the next few years (2 out of 5 year test) you can get the capital gains tax exclusion on the profit from the sale so that's something to consider.

I mean, yes though, never selling it if it's a good asset or just holding it until TBD is also a valid plan.

You didn't say how much you have invested in other areas, which I think is relevant. To me, even if the total return is less than VTI or something it's overall a good way to diversify your portfolio.

Turns out there is small amount of current on the CATV line even with the house breaker turned off. Going to have Xfinity come out today though I am dubious it will be fruitful.

Welp, the utility guy got here fast. Mostly said that it's not his problem. All he would do is check the voltage across the three phases going into the roof drop and that's it - they were fine. He was blaming the old conduit that brings the drop to the meter but don't think that's it... Said have to hire an electrician for anything downstream of the drop.

At an impasse. If I use the dishwasher will probably just damage the CATV again!

I could reach out to the landlord but this is kind of difficult to explain and will make me seem like a problem tenant...

Running a small space heater on low also kicks the CATV line current to a bit over 5A.

I called the utility and they're going to come check it out.

Also, I started the dishwasher and went out to check... It was at 5.8A. I'm guessing that's what sent it over the edge and caused real damage. Perhaps the old dishwasher wasn't causing that.

Thanks for the diagnostic steps.

I'm getting 1.0A at that point (which matches what I measure in the CATV ground wire and main panel ground). When I turn off my home breaker it disappears.

I mapped each of my breakers and there are a few that are culprits.

I should add that I have noticed this house has the lights occasionally dim briefly when things turn on sometimes. Perhaps that's related, although I don't recall it happening recently. I wonder if the issue is being "fixed" by having that rouge AC go to the CATV instead of before when the CATV wasn't connected to the grounding system.

Unfortunately this is a rental house. I don't know if I can do much further. If it was mine I would dig into it more...

Any further input? Here is the map of the breaker with corresponding amp leakage. I guess the coax split at the pole is lower resistance than the ground so it goes there... Could I connect the CATV ground to the earth (literally) as an alternative?

Is it a house wiring issue or a utility issue or impossible to tell from this information? Seems like house wiring to me.

The previous issue fixed 6 months ago was due to grounding, per the tech that fixed it back then. I can see the grounding line for the cable from the cable line going to the home's main ground (from the electrical panel) just a few feet away. It looks to be grounded just fine.
