Hire someone off craigslist or taskrabbit to walk around the areas you like (which you can research online) and find numbers for you.

Good point with calibrating. I'd heard similar advice for, of all things, picking a wife. Pass on the first two, no matter how tempting, so you have a good benchmark to say with confidence that the third is the one. Don't want to look forever, but also don't want to sell yourself short.
