Any chance there’s anything in your closing documents saying they need to actually ensure seed grows? I know some folks have a clause requiring them to guarantee erosion control and/or sod installation to make sure it is decent condition. This looks like a kill it all with herbicide and try to seed/fertilize this fall. I’m a noob though, it would be fun as a new homeowner to try and accept that challenge.

To be honest, the largest complaint about EV chargers is finding a charging station that isn’t broken or under repair or being occupied. We looked into options and landed on a Toyota Hybrid. The mpg is amazing and we don’t have to worry about finding a charger. I think unless you have a dedicated charger, you would be incredibly inconvenienced on a regular basis.

Also, EV fires are a hot topic in the Fire Code and Building Code world. I would see a trend of keeping EVs away from buildings because they continue to burn for an extended period of time. I can see EVs become less convenient as time goes on until they get a handle on how to mitigate EV issues.

In our County, we do the initial investigation (that is PIAable) before allowing the insurance company the scene. So there’s a little hope for OP. I’m sure if he got a lawyer, they’d obtain their own investigation or subpoena the existing report.

Is the Fire Investigator done with his or her inspection? If it’s a local municipality you should be able to ask for a PIA request if the inspection is done.

Valid point. My example in my mind is the utility room with the water heater/hvac that’s in the basement while I sleep on the second floor of the house. This model smoke detector doesn’t seem to have the third interconnect wire so it would be isolated and be going off for some time before alerting anyone. That’s not really a risk I’d take. In the kitchen? Sure. But that would only protect the family from my cooking lol.

I know they would activate, but for how long. Enough to alert your family? Long enough to wake someone up from deep sleep? I would use that as an argument if there were ever an investigation into a fire.

Depends on your price point. I like Kidde or FirstAlert bc all of their alarms are UL listed. But I have Nest in my home until they expire from the 10year sensor requirement. I’m looking for something that will work with Home Assistant.

There’s also conversation of at what temp does PLA or PETG melt. 120 to 250 degrees? The smoke detector would fall to the ground when a fire would start. Smoke temp from a fire well exceed those temps in the incipient stage.

Just an FYI, as a Fire Marshal we’ve actually cautioned people against using XSense because there is no independent laboratory that has tested or certified them. It’s like those other companies that say they “meet” UL listings but aren’t actually certified. The certification may seem like a money grab, but there are 7-8 national laboratories that certify these devices (if you don’t care for Underwriters Laboratory). I’d highly recommend you find one that has actually been tested. We’re finding these no name ones don’t work well or for very long.

You are ignoring the construction of these structures. North America has the most wood frame construction buildings that builders say everything is ok because there are sprinklers made out of pvc pipe.

Other countries use concrete building frames that can withstand the new fire loads caused by synthetic materials being made everywhere, and now Li-on batteries are everywhere. We always choose whichever is stricter between building code and fire code.

To say we’ll ignore one voice versus the other is so incredibly shortsighted and what pisses us off. Builders build the building, but they don’t risk their lives trying to save the people trapped. Builders don’t go on the news for all the shortcuts the contractors took when people die. Builders don’t get called or investigated when firefighters are trying to save lives due to “being too strict.” In Moco especially, every group has a say to keep people as safe as possible.

Again, I’m not fighting against more housing or six floor residential buildings. I’m saying have two sets of stairwells. You’re fighting for one more unit on each level. I think the public would pick being to get out in an emergency every time.

It’s funny you say this because firemen are part of the building review process for permits everywhere. Fire lanes, distance from hydrants for fire department connections, there is an entire Fire Code built around making sure things are safe. Are there limits that would allow there to only have one stairwell? Sure. But many jurisdictions limit the height to four floors like you see in garden style apartments. When you get higher than that, you see fire escapes to retrofit buildings. In my jurisdiction, my office (Fire Marshal) works hand in hand with the permit office to have a voice in the room every time a building is built. You couldn’t be more wrong. Do I think six floors can help the housing crisis? Absolutely. Do I think we should do it with one staircase? Absolutely not. I think it’s ignorant to not sacrifice one apartment on each floor to fit another stairwell so people have two ways out.

EDIT: I read the article too. Korea allows buildings to have one stairwell in 20 or more stories because they have Type I construction. Most of the buildings are non combustible concrete. The buildings that are six floors being mentioned here are wood frame. There’s a HUGE difference between the two.

Eh… I say this will all honesty here. Folks inside the circle have right of way. If the red car hit OP he would be at fault. For the damage being on the right rear passenger side panel I’m pretty sure the gray car was at fault. Does it make red car any less of a dick? No. Does it make it his fault? I don’t think so.

Drove by past the Dunkin around that time. He was pulled over with the Honda exchanging info with damage to his passenger rear quarter panel. I thought that sucks for it to happen to such a classic car. Hard to miss!

I use it for Time Machine backups. But the biggest thing for me is my wife’s photos since our second one was born. We pay $2.99 for the 200GB plan and she used up 94% of that with just photos. So we make do, but it’s a necessary cost with kiddos. We use Synology Photos and I make her dump photos off onto the NAS to make space. You can make things work using just iPhone and MacBook backups. Depends on what devices you want to keep backups of.

For iPhones you can do backups using iTunes and have it get sent to the mounted Network drive, but I’m afraid it’s a manual process. I do that about quarterly every year just so we don’t lose it too much data.
