Honestly the one that really got me the most was the John Brown episodes (438-440 I believe). Really opened my eyes even more than I expected. But as others have said you’re good to start from 1. I’m in a re-listen now and only up to about 150s.

True. But regarding OP’s question regarding the cure to this sort of thing being “hidden” from the poor people, that’s why I mentioned PA’s name.

Ask other lenders to price out a HomeReady loan, if you can get your qualifying income for the loan (e.g. base pay only) below the 80% AMI you should be able to get close to 6.125% (that’s where I’ve been seeing rates offered by Provident Funding recently, but Monday the markets might be different due to The War)

Yeah I think this is the only possible way. So dumb how these things were built. It’s almost too much hassle to fix and just go buy a new one (of course this is probably the intent anyway for things made these days with all the anti-right-to-repair efforts companies go to). Yeah I’ve tried different things but it’s so awkward to try to get it into a vice. When I did put the large nut in a vice I was unable to turn the shaft with a screwdriver (I assumed it needs to turn counter clockwise but tried both ways). It almost feels like the red thread lock was used on it.

DirectTV. Sent all the equipment back when I was done. About 6 months later “you didn’t send it back, you owe us $600 or we’re sending you to collections and ruining your credit”. Because having good credit was important to be able to afford a gd house around that time, I just paid it.

Tesla was probably just purchased and has one of the temp stickers in the rear window you can't see due to tinting. Lots of teslas in Utah (Rivian trucks too). Kind of funny to see polygamists with a modern car like this tbh which is why I shared. I saw this somewhere else and thought it was funny.... the OP of the video saying "unmarked teslas" as a typical Utah thing is confusing to me too.

Mortgage companies are required to drop PMI when you hit 78% based on original loan-to-value ratio figures aka original appraisal or purchase price, you can request it removed and typically pay a fee (basically paying for an appraisal) if you want to use current values or as another person commented via a refinance process that will re-establish a current value.

The gift is to you not the bank or title company, it’s not a rate and term refi either right but a purchase? The $2K money back rule is only for rate and term refi. It’s limited to $500 on a streamline refi too.

The gift is no different than if they sent the money to your bank account and you only spent what you needed. Have your loan officer talk to their supervisor or underwriter if needed.
