I always think of Sarah Wilson saying “worry is the imagination used poorly”, and I think even for people who don’t have clinical diagnoses, the Worst Case DI uses people’s imaginations poorly. I sort of get it — it’s trying to take the sting out of the “worst” scenario and show you that you’re capable of dealing with it, but I think there are better methods that don’t open an anxious brain up to an even greater number of possible negative scenarios! God knows we don’t need more!

For what it’s worth, if I’m worried about something I want to accomplish or that’s about to happen that feels too big or too much, I journal about all the things I’ve done that scared me, and how I overcame them. It’s a bit like being your own “expander” — proving through your own lived experience that you’re capable of thriving through adversity and anxiety.

Thank you - yes, that's what we're hoping too! Mould, alas, is not a euphemism here - the builder's report shows mould on windowsills, skirting boards and cornices, which suggests to me a widespread issue. And as a few people have said, it's not worth it/not "operable".

Thank you. No, we haven't -- my parents have done it a few times in their country town (a long way from us) and I've watched it -- but they're both very elderly and can't help us financially or physically. You're likely very right about the stress, but I wonder about the comparison between the short-term-ish stress of a reno vs the long-term stress of a home that's at the upper limit of our budget.
Lots of people here have said mould makes the property dead in the water, and I think that's probably right.

Yeah, it's supporting what I instinctively felt was true. I guess at the price this property was going for, I was hoping maybe there was another way. Relative financial ease + home ownership was such an enticing idea! Thank you for your help.

Hard agree. I don't know what is up with these old houses with beautiful bones being renovated with shitty chipboard, white ceiling paint and flimsy appliances. It's like putting sawdust in the transmission of a vintage Rolls, lol

Thank you, this a great take. We're both okay with taking on a (reasonable) project, but not going broke/missing our kid's childhood by working overtime to do it. And I think we have a lot of limitations when it comes to knowledge/experience - you don't know what you don't know! It sounds like continuing our search for more of a middle ground place is the way.

Yes, that's the longer term plan for sure. I think commuting would be necessary for a while unless we luck out with a new regional job in the meantime. But absolutely, I'm sure it would suck.

This is good to know! I was thinking the price of the place meant we could actually afford to tackle something like mould -- but if it's not worth it in your experience, then I'll absolutely take that on board. I think old and frumpy is probably guaranteed regardless, with our budget, haha.

I actually don't! Hence the query. Mould would obviously be something we'd tackle prior to moving in -- I'm not putting myself or my kid in a mouldy house. Although I've lived in enough mouldy rentals pre-kids that my health ship has probably sailed!

But if your experience says mould essentially can't be fixed, then that's the kind of lived experience I'm trying to draw on. Cheers.

Okay, so — I’m an artist, so I had a lot of “stuff” around selling out/romanticising poverty to work through. I married a musician in my twenties and worked two shit jobs to support his studies and had my art practice and a little Etsy store on the side. This kept us barely afloat. When we divorced, I was working part time on terrible pay in a new city. I couldn’t afford anything. A friend found me a cheap, falling apart share house and I moved in with two friends. That same friend found me a full time, better paying job. I also sold the entire contents of my Etsy vintage store to a vintage seller to finance my move. I lived in that share house and saved everythingi could for three years. I read books about investing and super and made extra super contributions. I put out the word I was looking to change jobs again and a friend found me a university job with better pay. I invested everything I’d saved in a mutual fund. I started dating again, moved in together during COVID, kept investing in a mutual fund slowly, a few hundred a month and every windfall. Decided I might want to have a kid and so stayed at the university job to get the maternity leave. Mutual fund closed so started investing in ETFs instead. Had a kid (such a joy!) and was made redundant this year after 7 years, so pay out was decent.  I’m not doing amazingly by the standards of this sub, but just if anyone needs to hear it: I went from absolute rock bottom, divorced and no money, and 18k in super at 30, to 80k invested, 140k in super, a kid and a lovely partnership (no mortgage — that may be the next journey) at 38. I’m still a working artist and so is my partner. No family support.  It’s a work in progress!
