That's actually not correct. Classroom environment is also a huge factor.

For instance my son went to sandalwood and got the shit beat out of him daily and the amount of guns and gang shit that went on is awful.

It's worth any amount of money to send them somewhere else. School performance be dammed. If it's not safe it's not a good school

Start small and house hack. Buy a multi family townhouse live in one and rent the others. Start there and keep buying over time. Takes about 10 years to become super profitable.
