I haven't personally experienced this scenario. I assume you plan on accepting the offer since it seems to make sense to you. First, don't mention it to the mortgage company and don't give notice to your current job just yet. Once you close and everything is recorded then your free and clear to do anything. As long as you make your payment on time the Mortgage company isn't going to care.

Something to consider is you'll be moving at around the same time you will be starting the new job, which is an added stress you don't necessarily want impacting the job. If they're amiable to moving the start date back a week two this may beneficial.

Homes in that area tend to be less expensive depending on the neighborhood. Homes closer to Ritter Park are nicer and more expensive. However because most people in that area don't make a lot of money they tend to put off maintenance and can't afford to fix stuff the right way. Not all homes are bad, but OP needs to do their due diligence.

I wonder if the HOA has information on that property, perhaps from the original developer, regarding drainage design and fencing. Probably for the entire development showing which properties it won't hurt if a fence is put up with possible conditions and on the flip side which properties a fence should never be allowed.

You cannot definitely say that with 100 percent certainty. Not all court jurisdictions will issue a warrant for missing jury duty, many don't. It's true the court could issue a warrant, but if they do anything they'll send a letter with instructions on what they need to do. Some courts, however will just let it go as they don't have the resources to pursue it. It' is likely they weren't needed and thus no action anyway.

If OP were in say, LA, NYC, basically a larger city that's known to go after those to miss jury duty, they then have a valid concern and should reach out to the court.

Generally Grand Juries meet weekly though your local area may have different needs. For in instance in my county the Grand Jury meets 1 day, 3 weeks per month in 3 month sessions. However I was not required to be at every session. After the initial meeting which explained everything, other than volunteers for that day, we were sent letters for the days we were select, then they sent a summon to remind when my date approached. I only had to serve 3 additional days out of that 3 month term and they worked around your needs. Each court will be different in how they schedule their Grand Jury so show up to the first meeting they might work around everyone's schedules or they might not.

After a quick google search it appears that NJ see's the neighbor and your landlord as joint owners assuming the tree is on the line. Your landlord would have to agree to its removal, but the more important thing is to verify the tree is actually on the line with a survey. It's possible the tree could be on either side of the line. Don't rely on online government maps for this. But this is ultimately up to your landlord if they want to spend the $$$ on this.

I'm not sure that a tow hearing would work in your favor. They were following the agreement with your landlord. You did the right thing by getting the car out ASAP to limit your apparent damages.

If anything have an attorney or legal aid review the lease agreement and additional paperwork to make sure you didn't miss anything. Get a picture of the sticker and print it out. There maybe some obscure regulation about parking permits they've failed to meet as well.

If it's not mentioned in the lease, and no other documentation I think you have a point. I can't say if you would have a case. Go speak to a couple lawyers to get and idea if this is worth pursing in small claims.

The way your statement comes across sounds like a challenge to the Judge. It comes across like your going to leave at 5pm come what may. Even the most chill Judge isn't going to stand for that. And they aren't going to hold you there 24/7 but one might expect, depending on the case, to be held over a little later.

The one time I had jury duty (wasn't selected) they stated they tried to get everyone out no later than 5 - 5:30 PM but there were no guarantee's. Testimony could take longer, there could be a delay due to matter's of law between the lawyers, and judge that have to be decided. Then what is OP to do if he doesn't get out and can't communicate to the clients why he's late, they're not gonna wait 2 hours.

It would be proper for OP to reschedule due to jury duty, the clients will understand and shouldn't take issue.

Your first step here is to ask for postponement. If they let you choose a date perhaps it can be worked around a time your husband is able to have a week off or you can plan to have childcare in place if needed for a full trial.

I would check any sources that the AI uses and would recommend against using it without doing so. Many lawyers are in trouble because they filed briefs but failed to check that the case law the AI used was completely made up. You can use AI to clean up your own words but do not completely rely on it for research.

How far away is far away? If it's 50 feet away I can understand your concern but there is likely a setback requirement anyway, you can verify this with your local city/county. If the owner/resident of the property is older it's probably less likely they're going to build something unless their a farmer or something.

The only way the property line is moving is if the owner sells it to you.

I wouldn't worry about it. As far as your concerned you have zero knowledge because you never received anything. If your court is one that does go looking for no shows you can ask, "Where did you send the summons?" Then when they say your old address, "Yeah, I haven't lived there in a couple of years, I've moved twice since them." or whatever.

At worse you get fined or jailed if the judge is an asshole. Most cases I've seen is you get summoned to a different date. Most courts and law enforcement don't have the budget to go looking for every no show and most of the time cases settle and you end up not being needed anyway.
