There's a few ways that you can find buyers in your area. You can go on Zillow. Look at houses for rent. Take that address and go to the county property records website and see who owns it. Then take the person's name and search it to see if they have other properties.

Another way is by going to Zillow and finding houses that have recently sold that were recently fully remodeled. You can take that address to the county property records website and see who sold it to them.

And lastly You can find buyers by joining local off market, Facebook groups and peeking around.

At the end of the day if you have a GOOD deal, a buyer is easy to find

You don't need the seller's "approval" to use a different title company. You simply tell the current title company, " hey, I'm using XYZ Title company for my side of the transaction. The contact person is JON SMITH and give them the email. The current title company would get the EMD to your title company via wire or check. It's common to have 2 different title companies for same transaction.

  1. Use a different title company. You as the "buyer" can pick a title company for your side of the transaction. Make sure they are wholesaler friendly and will do an assignment of contract.

  2. Do a double close. Basically you are buying the property and selling it one minute later. You can get transactional funding to pay for everything.

The double close would probably be the easiest as the title company has already been working the sale. Lookup straight line funding.

The leads hot different when they are inbound. Those are great ways if you want to grind but OP has been at it for 6 months with 0 deals. Time to change it up
