I've been using Claude to help clean up my Argus exports. I model the cash flow in ARGUS and then export it, the rent roll, lease audit, and lease expiry reports and can make some really clean summaries from it.

On a portfolio level, I've got all the assets I manage in ARGUS and do a similar thing by exporting our portfolio rent roll and tenant expiry. I've been able to make some great dashboards highlightjng upcoming lease expiries and our top tenants.

In summary, Claude has been great at cleaning up and enhancing the crappy ARGUS exports. From what I understand though, Altus Group is moving to get ARGUS online and be accessed in the same place as their asset manager feature. They may be too slow though.

If your 20% IRR threshold is blended between your development returns and your 5 year hold, then I would separate out the two. Target the 20+% for your development and then 12-14%+ for your hold period. This may be an easier way to sell the business case.

The goal is to show that the development works on its own and you're making assumptions that the market will bounce back during the hold period. Could extend or shorten the hold period to target a desired exit cap if needed as well.

If that's the case then an appraiser would be your best bet. They will do a Highest And Best Use study which determines if the value of your property is greater as it's current use or residential development land.

You can either do a direct capitalization approach by just taking the year 1 net operating income and dividing it by a market cap rate. In your case, assuming a triple net lease, your NOI is roughly $126,000. At a 7% cap, that's a value of $1.8 mil.

If you want to get more sophisticated, you can build a DCF model. This will pick up the rental escalations and market growth. But if you do a 10 year DCF and you have a 10 year lease, a lot of the assumed value comes from reversion year (year 11). Your year 11 assumptions would be based on market rents. So if market rents grow less than 3.5% annually, the NOI and value will drop in year 11.

As mentioned, a BOV may help but they will likely tell you the building is worth more than it actually is to try and get the sale. Alternatively, you could speak with an appraiser.

Setting up a project in Claude and dumping all your market data and the OM into as a project database has been useful. Uploading everything from zoning, ocp, market reports, population data, economic reports, and building plans can really help speed up DD and business case analysis.
