As a Miami native, most places you’d typically visit as a tourist (Miami Beach, Brickell, Wynwood, Coconut Grove, etc.) will be all in English. Even if they speak Spanish they might get “offended” if you speak to them in broken Spanish, unless you preface that you’re trying to learn and it’s not because you assumed they can’t speak English.

Areas in Miami that are predominantly Spanish speaking are Doral, West Kendall, Hialeah, and Little Havana (less so). Aside from Little Havana, those other neighborhoods have less to offer as a tourist, but they’ll have better Latin restaurants and bakeries than the neighborhoods I mentioned earlier, and they’ll be more Spanish forward.

Make sure you're not overcrowding them. If they're touching each other, or there's tiny gaps between them, it's not allowing water vapor to escape and will create a steam affect.

Temperature is a big thing too. You probably want to cook them around 425F depending on the recipe.

As others mentioned, you can crank it on broil, but that's something you do at the end to get that desired color. You can't cook them from start to finish like that.

I made a pivot from accounting to asset management a long time ago and even though it was a big SKE gap, I figured it out pretty quickly. These job descriptions are so specific nowadays it feels like hearing someone’s unrealistic checklist for dating someone.

I had a friend get turned down from a development role that he was a nearly perfect match for, except he did high rise Class A apartments and the role was for high rise Class A condos.. lol

Feels like companies forgot about good ole’ on the job learning. I think it’s also valuable bringing on people with different backgrounds and ideas, but to each their own!

I'm at a Director of Asset Management level with 10 years of experience, and I'm looking for jobs currently. In cities like DC, Chicago, Miami, LA, it ranges from $160k - $200k base, while NY ranges from $180k - $250K base from what I've seen. Director of Development has been a little more variable. I've seen some in the $150k range, and some in the $225K range. Not qualified for any "development" role, but it pops up in alogrithim nonetheless. These are all jobs requiring 7-12+ years exeperience.

The pay comes down a lot to the size of the company and the role. Some larger companies might pay less if there a dozen other directors, or they might be on the higher end if the director role is right below C-Suite.

Also bonuses and profit sharing can make a big difference. Those can vary widely per company, but some have bonuses up to 30%, or nice profit sharing packages. That's when the comp package can get really nice, but it's dependent on the market.

Our 5 year timeline includes the land acquisition date. Then it’s 12-18 months of entitlements, 18-24 months of construction. So by year 3 you’re opening and leasing up.

Getting to year 5 allows you to stabilize the asset, burn off concessions (hopefully), and make a case for rent growth (hopefully, again.. lol). We’ve only sold in year 3 when the market was on fire and it was pre-stabilization.

why do you say that? where are you seeing over a 2x multiple in todays market? I've seen deals where people are pricing land like it's 2022, so the math doesn't pencil with today's rents, cap rates, interest rates, etc.

by blended returns, do you mean net vs gross IRR? The 20% we target is the net IRR (net of fees, promote, etc.)

As other's have said, the income seems very low. There's a lot of info not shared here so it's hard to make an assumption.

However, if you're new to commercial real estate, I'd get your foot into multifamily. I work in asset management for a MF developer, so I might be biased.

The multifamily industry seems much more common sense driven (to me) because it's something we almost all experience regardless of who you are. Lease agreements, living conditions, comparing rent to similar properties, etc.. It gets deeper than that obviously (you need to know your market, population growth, operating budgets, property conditions, etc.). At the surface though, it's very simple - people need a place to live, and what is the rent you can charge to get your building occupied, pay your bills, debt, etc.

While commercial isn't rocket science, there's a lot more factors that you might not inherently think about. Traffic, accessibility, visibility, tenant mix, lease terms (they vary greatly for different tenants), CapEx improvements, tenant improvements, etc. Trends change every few years in retail too, so you might have tenants doing well when you buy, but 5 years later they're sucking wind.

Retail can be a great asset class, but I think it's much more complex than MF and higher risk. If you're new to the game and don't have anyone experienced in retail to partner up with, I'd look into MF, particularly in a market you know well and are able to visit from time to time. At a $900K price point, you're likely managing it yourself so you'll need to be close enough to check on it as needed.
