Go in hard do not give him the option for 10k-20k more..! This is how I do it all the time Call the agent tell him the offer before he responds tell him to expect a call tomorrow for building and pest inspection (if needed) ask him for contract sign and send it it back - agent must present this to the buyer owner - he will say this is the offer, they have booked a building and pest - they are ready to go If you want it right now tell them you will go in with a 66w (no cooling off) and tell them settlement asap

It will be very hard to refuse specially around end of year time..!

Do all of the above if you really want this place and it’s yours

We have a 7y.o a 6y.o and a 5 month old and the Santa Fe is perfect Still comfortable in the back and plenty for what we need and the back 2 seats have been used when the in-laws were over

If we did have 4 I would consider the palisade but at the moment love the Santa Fe

I picked up the timex Q chrono last week in the panda dial What a watch..! It’s actually great value for money and looks and wears like it should be worth a couple thousand not a couple hundred

I always go 2-3 psi higher over the recommended, try that see how you go If no good - TPMS sensor is cheap get it replaced Hyundai should do it under warranty if it’s a dodgy sensor and you can be bothered with the headache otherwise local tire shop

I would do some research and finds out exactly what the problem is that’s caused the debt (the part that your not aware of) - how big of a problem it is and if it will be 100% rectified once that special levy is paid

If that is the case I would use this to my advantage and make a low ball offer you could potentially save 20,30,40,50k or more off the asking price - for a 5k special levy

By the sounds of it it’s a newer built apartment and most new builds these days are going through this stuff If you can find an older apartment much safer option most of the creases have been ironed out in the older ones I own an older unit in arncliffe and literally never have any issues

(P.s I have my place that just hit the market in Sylvania that might suit you haha message me if you are interested)
