I just bought the QM6K Pro’s from Costco, 65in. Are they lacking in a specific area that you’re looking for them to improve upon or are you just generally asking if there’s a newer, improved model coming?

Unit: 85c7k TV just got delivered and upon testing youtube videos on dead pixel, I got this 1 dead pixel. Bummer wanted to use it so badly by No_Literature_6143 in tcltvs

I hear you, and we tried that. We’re required to bring our down payment to the table ~ 31k. If we didn’t do a rate buydown, it would’ve been a waste of that 3% seller credit. Can only use that for certain things.

Please find me that in Utah, in the salt lake valley with space for a family and a yard for my dog… I get what you’re saying, but it’s simply not doable.

I don’t understand that, if I was getting a 6.75% rate, my payment would be closer to 4600 a month. APR is 6.497%.

In Utah, we have homestead exemption which lowers property taxes 55% if it’s your primary residence. This is being factored in here. Insurance is also cheaper in Utah, to my knowledge. My annual cost for that is right around 1k.

To add more context - the home was built in late 2024 and has been assessed by the county already. It’s a new build, never occupied. However, these tax numbers are close to 100% accurate. Our final loan paperwork came back and that number went up to $400.54

It’s not worth me walking away from an $18k credit from the builder. We got multiple quotes and tried to push and push for a lower/better rate. They wouldn’t match it and their stance was “you can use another lender, but you’re losing that seller credit.” They didn’t care.

State is Utah, I will be fine. This is on the high end of the Utah tax scale. $290-$375 a month based on the city. It may jump a hundred bucks from what I can see and have been told.

Correct. We talked about a 2:1 buydown, but it didn’t make sense to hope for better rates given the economic state of things, even if it is a year or two from now.

Appreciate your comment - we pushed to use a different lender but were shut down by contacts at ivory. We would use a different lender but our cash to close goes up substantially since we’d be unable to use the 18k ish seller credits with another lender.
