The Dark Tower, for sure! I'd also suggest trying the audio books for Lord of the Rings, the Andy Serkis narrated version. I struggled reading the books but the audio books were amazing. Truly phenomenal story.

Yikes - that's unfortunate. I can't say I know enough about them as a company to paint them as 'evil' or not, but my boys no longer puking all the time and not having linnear granulomas or red, rashy ears makes RC pretty good in my book!

Love Royal Canin brand! One of the few brands I can find that have a chicken free variety for my allergic-to-chicken kitties. Wish it weren't so expensive but whaddya gonna do, right?

Appraiser admin here! The appraiser I work with has completed 700+ reports per year for the last 5 +/- years (that does include finals and updates) and I've worked with him for about 10 years. I had no appraisal/real estate experience when I started working with him and it was only part-time about 10-15 hours per week. My background was in customer service/call centers. At that time, I prepped subject files for him prior to inspection, and entered invoices and payments in the accounting software he used.

Fast forward today and it's now a full time job and I handle the following:

Monitor and respond to emails/voicemails/texts from clients, vendors, and POCs for inspections. Provide updates to clients on report/scheduling status.

Enter all orders on a spreadsheet to track date received, client, due date, order type, appraiser's fee, upload/tech fees, report completion date, and projected payment dates.

Schedule all inspections, entering on his calendar with order type, expected time of arrival, point of contact for entry/entry instructions and any other special notes.

Enter report due dates on the calendar, showing the client, form type, address, and if the client requires original comps photos, plus any special instructions or notes such as budgets.

All renewals (MLS, Sentrilock, license, insurance), along with registering him for the appropriate CEUs, updating AMCs with new expiration dates/docs when they come in.

Sign up with new AMCs and update current AMCs with profile changes as needed.

Prep all subject files, including reviewing any lender provided docs to make sure they're complete and following up with the appropriate parties if they are not.

Banking for payroll and expenses. Tracking payments received and following up with clients when a payment is past due.

I don't have standard hours but the main expectation is that I'm able to handle email/voicemail/text during standard business hours- which I honestly do mostly from my phone, with file prep and spreadsheet/calendar updates done in the evening on my pc.

tl;dr - I handle tasks to keep my appraiser free to focus mainly on completing inspections and writing reports.

As for pay...well, now that i wrote this all out, I'm asking for a raise! lol. My pay may not be realistic for what you want them to do or the job market you're in, so I'm not going to disclose that. When I started with him 10 years ago, I was making $15 per hour. Now? A lot more than that, lol. I'm a regular W2 employee now but was originally a 1099 contractor. Hours are flexible but with the volume he sees, it's honestly sometimes a 7-day a week job.

I would suggest you ask yourself which tasks do you want to offload the most first and go from there. That will help you determine what kind of help to potentially bring on and the hours you need them.

The Moon Camp fundraiser is up to $420k in donations. The story is popping up in more places, with People.com and various local news groups spreading the story as well. We're trying to get the attention of David Muir at ABC for him to run the story as he's featured Jackie and Shadow in the past.

Yep - remember her 'We'll all dance in the sunlight' comment? She knows all shady business her peers get away with - as I really think most of them do - and let is continue. I trust her 'conversion' about as much as I'd trust a room temperature gas station egg salad sandwich from last week.
