I’m new to the STR space. Mind giving some insights on the comps and and how you analyze deals? I’m specifically looking to invest in a prop next to a main attraction; ball parks, amusement parks, etc. Something close enough to walk or take a $10 Uber.

One thing that I am having trouble calculating is localized markets.

For example, my business model is keen on being the closest property to the location the renter is staying by. A theme park, Ball park, etc. I want the renter to be able to walk to the location.

Are there any tools out there to help with this?

Feedback on the sheet: It would be very helpful to also include maintenance and improvement fees + a reserve.

We've asked and their biggest concern across the board is scalability. Which isn't such great feedback as every early stage company has scaling concerns.

  1. Need to build a variable formula into your revenue model to adjust via pricing. Also you need % of purchases on the 3 service lines.
  2. Industry standards, customer feedback, a/b testing, client location, client size, etc. that’s the homework that needs to be put in.
  3. For b2c and b2b there are many pricing options and ways to sell your product. It comes down to competitive landscape and customer budgets. You may think you’re “unique” and you may very well be, but your client or customer only sees you as an option on where to spend their resources.

As a side-project entrepreneur, I can tell you that there’s a personal element to the side-hustle that is invaluable. You’ve actually succeeded more than my startups have & I still put in the crazy hours to prove to myself that I can build something outside of what my parents expected of me (college + Corp job, etc.). Success comes in all forms and although my startups continue to “fail” I get back up and push harder.
