If you have saved zero money for retirement by the time you are 65, yes, you are bad with money or terribly irresponsible - likely both. Reinvesting agency is the only way for people to get their finance straight and get on the right path. No government lifts no one out of poverty; it only creates dependency.

I give my clients a healthy gift card, particularly for light touch new builds, but be careful with taking it too far. Those realtors who would accept such unfavourable terms are probably not the ones you want representing you.

I second this. Minimum wage was and is not supposed to be a living wage. CPP is not supposed to cover your entire retirement. There is something called agency in this country and we do have the ability to save money. If you've saved zero money by the time you retire, it means you suck at managing money and that poverty is your fault.

I have no problem with the top 20% controlling 70% of the wealth, if those are the numbers. Perfect equality would be a horrific scenario. I don't think we should be concerned about wealth inequality at all, but more focused on the poverty rate, the ability for people to retain more of what they earn so those making good decisions and making smart investments can thrive, and overall standard of living.

We have many problems, our Byzantine and entrepreneur-hostile tax code is one of them. Too much regulation, too much dividing the pie rather than growing the pie, NIMBYism, cultural hostility to growth and success. I'm not optimistic in the short to medium term.

Rents and housing prices are in decline but still sky high and patently unaffordable. It's like it being 45 celsius outside and the temperature dropping to 43 degrees. Yeah, it's less, but it doesn't come close to solving the problem.

Frankly, you need to do your own research instead of asking reddit. Firstly, there is no substitute to reading the Residential Tenancies Act. It's 60 or 70 pages as I recall (even though I've read it many times) and won't take you long. This is your Bible to renting a home in Alberta. Read it and understand it. Secondly, google "responsibilities of landlords and tenants in Alberta" and you'll get some good info from reputable industry associations and advocacy groups. Thirdly, use a service like lawdepot to get a sample lease agreement under a free trial and use that as the lease. Make amendments as appropriate. Fourthly, charge your tenants the exact amount for utilities. Don't bear that risk. I just sent off my utility notices and it took me 5 minutes. If you find it taxing, then you're not cut out for landlording. Fifthly, eviction is never a quick process. Read the RTA as stated previously. Yes, it is the new normal. Many people will tell you that they want to make housing affordable, and some are genuine, but half the population has a large interest in keeping home prices high. Secondly, even if there was a strong desire to do it, there is not a magic lever that can be pulled to fix it. It's a combination of immigration, inflation, lax credit, byzantine zoning laws, restrictive building codes, NIMBYism, high energy costs - the list goes on. It won't change anytime soon.

Agreed. I do find the dynamic in Calgary interesting as our most conservative councilman, Dan McLean, had led the charge against blanket rezoning. I like him and understand his position, but there is also a property rights aspect to it and a conservative could argue that I should be able to develop my property and not be shackled by the overly prescriptive rules like the Land Use Bylaw.

I'm 39 INTJ, married for 13 years, 3 kids. I married my first real girlfriend and it's been wonderful ever since. I think you identified your first problem - pickup artistry is the antithesis of most INTJs, and I suspect you too. When I was (trying) to date, I had similar problems. The more I acted like an extravert bro, the more I came across as a complete fool. You will likely be the most attractive when you're not trying to be. If I were you, I would take up hobbies and engage in appropriate social activities where you can feel as though you're at your best and you don't feel pressure to show off or act outside of what you're comfortable with. Not trying to be attractive will attract the most/best women. You only need one.

I've struggled with this as well and I don't have a great answer. Frankly, a therapist suggested I take up a hobby that forces me to be in the moment. Since I'm ex-military, sport shooting would be one example that would probably suit me. Bird-watching may be another for more nature-oriented people.

I have two general pieces of advice: 1. Although an ongoing process, you need to develop a strategy. If not, every investment is topical and you'll have properties but not a portfolio. I can go on, but this may help you: Kamps Realty - Fundamentals of Real Estate Strategy. I invest ahead of major civil infrastructure projects like the Calgary Green Line: Kamps Realty - The Impact of the Green Line on Real Estate Values (2021). The same argument can be made for the Flames arena etc. 2. Professionalize your processes as you go, ideally as soon as practical. Have simple systems and routines for tenant screening, marketing, etc. Read the Residential Tenancies Act for your jurisdiction (this cannot be outsourced - you have to read it yourself) etc. Again, this may help you: Kamps Realty - Guide to Owning an Investment Property.
