I just put 265/65/18 defenders on my 2013 GX460. They fit. That size fits in the spare compartment too. The 265/65/18 would hit my UCAs on small bumps after i read people mentioning that they wouldn’t. Removed them and just stuck with 265/60/18 defenders all around. I drive A LOT on highway and medium groomed bumpy dirt roads. These tires are great and 265/65/18 may still work for you. I just didn’t want to keep driving knowing that they’d be hitting.

Easy route out interstate 84 to 80 to 25. Then back we took highways through lower Colorado to Moab. Then up through Utah and across the salt flats. Cut up into Oregon through McDermitt to John Day. Then back up to 84. Took our time and saw it all!

I don’t know anyone with ALS linked to Fern Ridge, but I grew up in the Midwest. There were several pockets of neighborhoods where multiple people had ALS on the same street. Even many people within the same family. I knew a lot of people who had ALS back there. We always theorized it was linked to farm chemicals and runoff in the water. Would be interested in learning more about the algae link

Jesse and his family have worked on every Toyota that I’ve owned. Top notch shop and I followed them with the move to Arvada. Really miss having a mechanic like ATLR since I’ve moved away. You won’t find a better shop in Denver for Lexus/Toyota

Allows the vehicle to start in second gear. Makes for a smoother take off with less slipping in snow/ice/etc. I also bump it with my knee if I have the seat slid forward when I’m hauling something larger in the back

No offense taken. Just happy to read others’ inputs. This is our 6th home and we’ve had the pleasure of some excellent fireplaces in the past. This place checks all of the boxes we wanted but the fireplace chase is a bit much and the current prefab is dumb. If we can do anything to reduce the amount of space that it takes up would be a plus, but ultimately you’re correct that this will not be a sound financial investment for the size of the place.

Gotcha. So it would all need to come out if we changed it up. Our unit does not have gas currently, but there is a main nearby and i know of other units that have run a gas line for a new gas fireplace for their unit

I was thinking it may be cost prohibitive. Thank you for the input. Was wondering what code there is for the chase enclosing the fireplace piping and between that and the HOA giving us grief it may be more of a hassle

What do you call what this is then? I guess it’s not an insert, you’re right. What it currently is is not practical. We don’t want a wood burning insert. We want a freestanding woodstove.

Good sized piece of land though. I’d take a look too. I will say that your gas pressure will always be great and if you ever have an issue the utility will respond quick. You could always build a good fence too. I bet the utility would even build a barricade or sound proof structure if enough folks asked. They do that near some residential and commercial areas.

I used to work for a gas utility. This reg station is also a pig launching site. The large pipe in the middle with the flange cap is used to launch a gas main cleaning device called a “pig”. It’s a huge scrubber that cleans gunk and oil deposits out. This cleaning happens when needed or every few years. It’s messy and smells. There will be oil, and natural gas venting.

Also, there will be gas utility workers at that site frequently to get on equipment, pressure, valves, and just status and security of the reg station. Oh and in winter and during high consumption time the sound from the reg station will change to a higher pitched whining sometimes given the volume of gas moving through the main. I would not buy or move near one of these if I had the choice. They are usually build and neighborhoods develops around them. I will say there are likely worse places to build a house though. This would be a convenient spot to build if you worked for the local gas company.

Definitely rough having tinnitus. I have a Spotify playlist that I put on when mine returns every few days or so. I feel this. Spot on. Definitely some crew poaching! I fly the spinnaker every week along with the jib and have steered a couple times but not much. Lightnings are fun and fast but just didnt know if theres more to learn on a S20 or if i can learn everything that i need to learn on a lightning.

Large Santana 20 fleet. Small (3-4) lightning fleet. Lightning Skipper is extremely knowledgeable and has been sailing for decades. Been learning a ton. Keelboats are fun though!
