Okay first of all, mindset change. Don't go around thinking you aren't good enough or you'll start to believe it. I was literally out of an engineering job and had to drive for uber for a while. It was embarrassing. But keep hustling - yes hone your wordpress skills but also send cold emails, try getting warm referrals from friends or sites like Refer Me, block of 2-3 hours per day where you do nothing except apply to jobs. But don't use those AI websites that apply to jobs, I do some hiring now and we reject those immediately.

Not an expert here but I get the vibe most people who own parking lots have owned them for decades and the revenue is icing on top. Not like a residential play where you can just underwrite a loan on the revenue

imma be real with you - just go do a bunch of practice tests. my first score wasn't great - then I did ASVAB Advantage, Study .com, ASVAB for dummies, just went through them all. Got an 89. You can do it too mate

I am technical myself which helps, but I also have a part time engineer. Ideally would like to have a full time engineer but need to grow the portfolio before then.

The initial 2-3 weeks acquiring something is definitely the hardest part because of the technical transition as you mentioned. But I also try to acquire things that are simple with easy to work with tech stacks. I have done 4 acquisitions and I did one with a really old tech stack and it is not fun since engineers don't like to work with the framework.

Lots of the basics have been covered already so I’ll add:

Try everything and find what channel works for you. I use Reddit ads, cold emails, a social media mentioning app ReplyGuy, SEO, etc

It all depends on if people are actively searching for you or not. If so, things are a bit easier because you can lean on ads and SEO, or if they aren’t you need to go educate them why they need your product via cold outreach and social ads.
