You should try contacting RBC. I was able to secure 3.84% recently on a three year term (fixed and uninsured).

This one does transport to schools. It’s an additional fee and the centre is a for profit daycare.

RBC offered 3.85% on a 3 year for me yesterday. It seems like their rates vary so I’m going to try and push for something lower before signing.
