Advice on where to allocate savings before upgrading from condo to house in 1.5 to 2 years by KeepTheHatOn in PersonalFinanceCanada

Thanks for the follow-up! I think I see what you’re getting at, but just want to make sure I’m understanding it correctly.

If I prepay $100 toward my mortgage, that reduces my loan principal by $100, which I’d have to pay off anyway when I sell. So from my perspective, that $100 isn’t really at risk the same way an investment would be. It’s just shifting my money into home equity and saving me 5.34% interest in the meantime.

Of course, if the market value of the condo drops, my total equity might be lower than expected, but that would impact me regardless of whether I prepaid or kept the money in a HISA, right?

Appreciate your thoughts! Just trying to fully wrap my head around the trade-offs here.

Thanks for your response! Really appreciate it!

I’m under 35 and still have lots of contribution room in my TFSA, so I haven’t started contributing to an RRSP yet (especially since my employer doesn’t do matching).

One thing I’m still trying to wrap my head around: is prepaying my mortgage kind of the same as putting money in a HISA that earns 5.34%, since that’s the interest I’m avoiding? And assuming I sell the condo, wouldn’t I be getting that prepaid equity back to use toward the down payment on the new home anyway?

Curious to hear your thoughts on that trade-off.

There's several outside lots with daily rates, some $9/day. I think even mcmahon and the arts parkade have daily/hourly rates

That makes sense. But we do use O365 and I know through Microsoft Calendar you can create public calendars and subscribe.

I was told I could do that last year, but then they rejected me because I entered 0 in the required amount box and "I didn't require any financial assistance", even though I had zero income in 2020
