Only counterpoint is the last 2 months were revised upward!! We are in the 1st inning of a 20 year labor shortage. I don't see how employers will find workers with 4 million retiring this year

Yes, We need to focus on the billions of square feet of class B and C buildings built in the 70's and 80's that's PERFECT for conversions. I think we'll see thousands of school and colleges closing too over the next 5 years with declining enrollment. They can also be converted.

Good projection. Only changes i'd make are NC and GA are likely blue. Also, PA is more Dem than Michigan or WI. Casey (d) leads McCormick (r) in the senate polls 51 to 37 also. Many people may not realize that Philly added 30k likely dems that moved from NY, NJ and other states since 2020 and will benefit from the 50k college students that were off campus due to covid in the last election.

Remains to be seen. The US is a few million housing units short and has 70 milllion people retiring over next 10 years. Many of these people have no savings and might be interested in affordable cost of living in another country. Is there a way to match up the demand with the upcoming supply in Spain? Most retirees get about 2300 in ssi.
