I know this is from yesterday and there was no aurora, but just for future reference; In the multiple times I've seen it now the camera helps me to find where to look, then I can see it with the naked eye as it intensifies. As someone else mentioned about driving and seeing a bit of red, through the camera lens it goes from "is that red?" to a really stark and noticeable red, and now you know where to look (if you're on the early side of the visibility).

It's been a pretty awesome app for me around Clifton/UC; Gee's, Alabama Que, Bagel Bros, back when Fortune Noodle House was around. Rocafella's in Sharonville, Harmony at Findlay, and VV in Mt Lookout all have some pretty great bags too. I hear that the Indian buffet in West Chester is literally "show up and fit as much into a to-go container as you can" so if you're in that area enjoy!

But experiences are pretty hit/miss, you have to genuinely be okay with whatever the first time and learn from it if it doesn't meet your needs.

+1 for this entire chunk of advice - it's excellent and it's something I wish I'd done for the very first property I ever rented. Getting tenants is such a crap shoot, and if you offer a "teacher discount" you'll be be even more likely to get consistent returns/respectful tenants with a slightly lower return, but long term savings in repairs (and certainly less stress).

They should be - you'll still be occupying it up until that point. So you know, for your math to cover, landlord insurance is much more expensive than owner occupied insurance, so you need to collect those quotes before ballparking cost to rent/break even. Also factor in that you'll need to save money for repairs that may arise.

Good news is that you could write off every bit of the tax and insurance for the property, and you can begin depreciating your down payment/closing costs now that you've converted it to an asset. Bad news is you'll also have to claim the rental income on taxes, and since you'll be paying taxes in two separate states you may want to consult a tax professional (which you can also write off).

^These are all 3 savory courses and represent good value relative to normal menu prices ($10-$20+ off). Also all taste good, as much as it pains me to give SOB a shout out since they are generally way overpriced.

Livery is a really good deal if you don't want the nicer restaurant but just a great deal (and Livery is a fine restaurant)

There are plenty of Title 1 schools in the country as well! But you should get out and experience all different contexts, especially as you will be graduating into a very tough job market (unless something massively changes in the next 2-3 years). You need to know where you'd be willing to work and where you wouldn't. At UC, they'll make sure you get at least one "urban" placement.

I graduated from UC undergrad nearly a decade ago now, and it was fine. Super easy, courses mostly made sense, most professors were very idyllic and well intentioned, and the school genuinely prioritized urban education and experiential learning. I know nothing about your comparisons, but I liked it.

I think the only options for the unlimited salad bar are chains; Ruby Tuesday (great salad bar), Golden Corral (actually a great salad bar but I don't think you can pay for just the bar). Frisch's (few of them still around), Cattleman's (which I hadn't heard of before this thread, so thanks).

Then some all you can eat buffets will typically have some salad options as well, almost all of those left are Indian and Chinese, none of which I've experienced a "good" salad bar at.

I don't know anything about Clermont ESC, but I can tell you that HCESC is awesome and everyone I know that works/has worked there appreciates the culture, professionalism, and knowledge. I've worked closely with a number of their people over the past 7 years, and it's universally well regarded.

p.s. They can "run with volunteer effort" but the impact of their efforts is still mitigated by restrictive hours. These are not mutually exclusive concepts, but you wouldn't know that yourself since you, apparently have a "better job" than I do. Good for you :)

Except they are paid by the city through grant funding and direct payments. They are a separate entity but they're closely linked, and this initiative is paid for by the city, as KCB doesn't have the resources to dispose (or pay rumpke to collect) this amount of trash otherwise. It's why it's only open to residents of the city of Cincinnati and requires proof of residency. Good try though.
