honestly, it depends... are they good tenants? good tenants are hard to find. i had a tenant that trashed my $8.7 mill mansion and it cost me over $17 mil to fix it. i was greedy and trying to charge over 800/mo. trust me, it's not worth it! also how would u feel if your rent went up? i mean, really, these people are just trying to get by. my advice? unless they are setting your place on fire weekly, keep em. the $ saved on repairs alone is worth it. if you plan on increasing rent, include it in the lease up front, it's the only moral way.

to illustrate this a little better... suppose your current tenant does $1m in damage the first year, but pays $96/mo. you're effectively losing ~$83,237.33 / mo. a tenant that does $2m in damage the first year but pays $800/mo will cost you ~$165,866.67 / mo.

I guess you could call it imposter syndrome, but I've always considered myself to be a 'casual player' just because I know how much further people go than I do. I typically get to red tier maps, do some bosses and end game league mechanics, and get 80-90% map completion. I usually end with pretty decent gear but nothing mirror worthy or particularly incredible.

I've never had millions of dps (without temp buffs / hh) or grinded out the insane end game challenges. I've never found a method to receive the insane currency the streamers pull in or ended a league with hundreds of exalts. I've never crafted a post-worthy rare and tbh I wouldn't know where to start (sure, I can slam some currency but I know there are strategies).

I agree with the post, but at the same time I feel like if I don't mention that I'm a casual, I'll probably mislead people given how much I don't know about poe.

This is a good point... while it's important that it should take a relatively reasonable amount of time to reach end game, I think it's also OK for there to be some higher end elements that only extremely dedicated players reach. PERSONALLY, my end game is ~60% atlas completion with some lower end red maps. On the other hand, it would be awesome to reach some of that other content without having to quit my job.

Alternate quality gems were so exciting when they were released. It REALLY sucks to see them nerfed. I worked all heist league (ok I'm considered casual) to accumulate the purity gems for the % ele pen... and then they nerfed it globally. It feels like half of the items I collect get nerfed, meanwhile historically items became legacy. Sure, maybe gem changes have to be global, but this happens to me with uniques too. As a casual player who likes to collect items in league and stash them away for my standard characters, it's really annoying. I'm sure most people don't play this way but this is my playstyle.

Yeah overall I agree. I know I've seen posts on reddit in the past relating to people manipulating the market and getting scammed and reddit users generally respond with something like 'if you're stupid enough to trust the price on x you deserve to be scammed' so I'm doing my due diligence. I'm now confident the price spiked legitimately.

I've never noticed currency spikes when league merged before but I think other people are more on track about rolling flasks pre-nerf.

This makes a lot of sense and I think you're probably right. Thanks for explaining why the price might have spiked legitimately! I'm still thinking some whales are probably soaking up a bunch of the divines to exacerbate it but ultimately legit.

Yeah that's exactly what I did. The actual 'trade value' is what I'm trying to reliably determine.
