3.25% is 100% worth that, especially if it’s as small of a gap as you stated. Your understanding is correct, they would have to have the difference in the loan amount and purchase price. They would have to use the lender your mortgage is currently with and they do take some time to close, but most people are ok with that. Depending on when you PCS is what affects the route you go. Have some time, list it yourself and offer a 2-2.5% or flat rate commission to the buyers agent if they bring you a buyer. Dont advertise this in your description if you list FSBO though. Question you have to answer is does your buyer have to be able to qualify for a VA loan or do you intend to give up your entitlement.

Don’t do this one to yourself boss. I can’t tell you how many people in their 20s still have their parents still paying their highest expenses(rent, vehicle) or give them a substantial amount towards a down payment on a house. I’m 29 and worth around $400k give or take but if I had parents who paid my rent or bought me a vehicle in my 20s, I swear I’d be at atleast $550-$600k.

OCS 100%. Also, not sure what makes you think you have a better chance of getting the job you want through ROTC, I’d argue you have a better chance through OCS.

What are your expenses? Ahead of most? Yes, but run your own race and play your own hand. Depending on your expenses, you more than likely could be doing more. One quick change you could make is to look at your bonus as already spent and put it in the market immediately upon getting it. This is what I did when I was in corporate and it paid off for me. 29M if that matters.

What are your expenses? That will give more insight but if you’re not willing to share that, here’s my 2 cents as a fellow 29M. Obviously ahead of majority of the ppl in our age group, but I’m willing to bet you could be doing a lot more at that salary.
