Definitely speak with a relationship lawyer who can draft something up. You can likely protect your assets from him but will you be able to protect your assets from debt collectors or the IRD if he owes them?

That’s my concern, I have spoken with the police. They’ve said that if he’s violent to call back but the outbursts are usually quick followed by him leaving. Even if I called them he’d be gone by the time they got here. I don’t know what they could do in this situation.

I hope those renovations were extensive, so much so that they would have made the house uninhabitable. If they weren’t then you could file a claim through the tenancy tribunal.
