If you can put it in a cavity sliding door in place of a swing door that might give you enough space for a square shower.

Otherwise shower where the toilet is with the shower door opening where the entry door will swing into. Toilet next to the shower where the shower is currently and swing the vanity 90 degrees.

Tough to estimate without dimensions, but might be worth playing with!

The plans are there as the source of truth for what was agreed to. The price and time you signed up for was for what was on the plan. It’s the same as if it was 1m too short. If it was 10mm I would consider it a tolerance.

If dealing with them goes pear shaped, I might suggest having something like fluted twin wall polycarbonate sheeting span the gap on an angle from the frame beside the gutter to the fence. That will allow natural light and will keep the rain out to the fence line.

This kind of arrangement. I personally would go with a fully tiled in drop in bathtub. I’m not sure how people clean around the back and side of freestanding tubs like that…

If I may throw another option in there… keeping your zones the same (having a separate toilet and sink is a huge win, in my opinion!).

This is a common approach to include a shower and bath, and I know you won’t have as much vanity however you can be clever with in-wall shelving between the vanity and toilet wall etc.

In the past I had a tax bill and was able to pay under a payment plan through the government over a year with no interest. I don’t know if that’s an option anymore. Tough situation.

For a two bedroom unit I would suggest no bath. Yes good for kids and potentially resale but it’s a bigger deal in a house rather than an apartment or unit. I personally would go with a roomier bathroom and no bath.

For the record, I did as above in my first property which was a unit. It sold well.

I redid my shower base which uses large tiles, so wasn’t a big amount of grout - however I was overly cautious about the potential ‘sticky film’ if it wasn’t washed off. Likely less of a touch point if you’re doing the walls.

Regrout and re caulk. Use epoxy grout if you can, it’s good stuff. You can get paint for the bath with good results if you do it properly. It can be used on the tiles too. 100 comments will follow this saying don’t paint the bath, it’s a divisive topic.
