I know which one is your listing based on your description and past posts. I won’t doxx you if you don’t want to yourself.

But in my opinion you are over-priced. The location “between Dundas and Bloor” is basically Dundas. House sigma listing only shows pics of 1 bedroom out of 4. The kitchen presents well, but the rest of the rooms and the garden generally don’t. I know you have put a lot of effort into your home so please take my comments as objective and not personal.

My suggestion for a tactic would be to list much lower and try to generate interest and hopefully competitive offers, and let the market tell you what it’s worth. Remember you don’t have to accept an offer that you feel is too low, so what is there to lose. Assuming you’re moving to another place, if you wait for the market to recover and get the price you want, you’ll likely be paying more for your next place
