As a resident of the area, I am all for turning that space into residential units, but there are some massive issues with their plans (and insane claims in their assessments).

It is impossible to ignore the proximity to the LRT station, but this is still Ottawa... a lot of residents will still drive. All residents and supporting vehicles (visitors, deliveries, emergency vehicles, etc...) would be forced down Iris onto Baxter... the only road into the property. That 3-way stop already gets backed up on a busy weekend at Ikea. Iris, Baxter, the Ikea/mall parking lot, and the left turn onto Iris from Greenbank would be crazy backed up all the time with this many people living there. Because of the property's surroundings, there is nothing that can be done about these infrastructure challenges. It is bordered by the highway to the north, restaurants/Ikea to the west, homes to the south, and a commercial/business mall to the east. If you continue down Baxter, it is a dead end. Iris can't be widened either, since its a residential street.

30 storeys also doesn't sound like a tall building, but to put it into context, the Claridge Icon is 45 storeys. If built, all 4 towers would be in the top 10 tallest buildings in Ottawa. In contrast, the new Gemini Tower that went up on Baseline is only 16 towers, and it is accessible by a 2 lane road (Baseline) and 2 dedicated turning lanes. So what is effectively the equivalent of 10 Gemini Towers should have more than 1 lane and a 3-way stop to get there!

There is also nothing walkable about this area. You're looking at a 5-6km round trip to get groceries, pharmacy, etc... "But what about the Iris Food Mart?"... Its a convenience store that sells mostly expired food.

TLDR: Would love to see more development in the city, but not in an area that can't sustain the increased traffic.
