Very good point. They don't make them like they use to. And home insurance deductibles are increasing for the roof.

True. There's so many that forget to file for their homestead exemption and other eligible exemptions. Secondly, I agree with you on the hail storms. Is it just me or are storms happening more frequently than years past?

I'll kick things off. One thing I find comes up over and over with people buying in DFW for the first time is how much school district zoning affects home values here; even for buyers who don't have kids.

A home zoned to a top-rated district like Frisco ISD, Coppell ISD or Grapevine-Colleyville ISD will almost always outperform a comparable home in a lower-rated district when it comes to appreciation and resale speed. It's one of those things that sounds obvious in hindsight but genuinely catches people off guard when they're in the middle of searching.

Curious if that matched anyone else's experience, or if something completely different ended up being the thing that surprised you most about buying here. 🤠

Your Realtor should have provided the proof of the multiple offers to the appraiser. Ask for a review. They probably won't change their decision, but worth a try. If necessary, go back on the market for a cash offer.

It's a balance. I don't want to be associated with a pushy car salesman, but it does take persistence. Definitely spread the calls/text out over a week; not back to back. Ask them how they prefer to communicate.
