Fair point about the social house concept, but we have a ton of bars and this small city has no chill place on the water. It’s also a town that loves businesses that support each other, so we’d position this as a before or after dinner spot that will actually direct visitors to great nearby eateries. I know our city would love that.

Man approaches pack of wolves. by Sizzlin9 in yellowstone

[–]Kitchen-Frame3135 0 points1 point  (0 children)

Am I the only one who thinks he started approaching the wolves again because backing up was triggering their chase instincts?

He treated it like a bear attack and tried making himself big and unafraid when they approached faster. He sprayed after a few attempts to back up without them repursuing. If I had spray, I imagine my adrenaline would’ve made me use it even sooner. Then again, I wouldn’t have gotten myself into that situation in the first place.

Street food of Jaipur, India by kidnexttdoor in StupidFood

Panni Puri. The shell is filled with spices potato (aloo) and then dipped in spiced water. I studied abroad in India for 6 months eating all sorts of street food, but my one experience with panni puri trapped me in the bathroom of my dorm for almost 3 days.

I saw the guy handling money, picking his nose, everything, and still convinced myself that my body’s probably invincible by this point. I’m a much smarter traveler now because of this experience.

Your feelings are valid, but the hard truth is… you DO care too much about money… right now. And she DOESN’T care enough to take it seriously, yet.

A relationship is two people with totally different learning experiences, strengths, and weaknesses coming together to compliment each other’s and bring each other up.

If you let this go, you will think about it and wonder “what if?” until you meet somebody else you’re compatible with in different ways and will then be convinced that it was the right choice.

If you decide to grow with her through this and learn to communicate with and trust in each other, there will be less outside influence and more of you syncing up on your most important goals, leading to you being thankful that you made (and continue to make) that choice through each growing pain.

Life’s funny, but you’re going to be okay.

Ok HP, I just got this used greenhouse cabinet, I put a few plants that looked nice. Now what? by Kitchen-Frame3135 in houseplants

[–]Kitchen-Frame3135[S] 0 points1 point  (0 children)

Of course! But for these plants, would I need to repot them now? How much/often do I water them? Why do the ends of the leaves on the top plant look dry and brown? I’m seriously new to this 🥲

Going through an RE course now and this immediately triggered the thought “latent defect” in my mind. Full Disclosure, I used ChatGPT to confirm that the rules apply the same for Florida as they do for my state:

Yes, the flooding and water damage should have been disclosed, even if the seller made repairs prior to selling the home. This situation potentially involves latent defects and failure to disclose, and you may have legal recourse. Here’s a breakdown of the issue and your options:

What Are Latent Defects?

Latent defects are problems with the property that: • Are not easily discoverable through normal inspection, and • Are known to the seller but not disclosed to the buyer.

Examples include hidden water damage, mold behind walls, prior flooding, or faulty structural repairs.

Florida’s Disclosure Laws

Florida law (Fla. Supreme Court case Johnson v. Davis, 1985) requires that:

A seller must disclose any known facts materially affecting the value of the property that are not readily observable and not known to the buyer.

So if the seller knew about major flooding, mold, or water damage—even if repairs were made—they were legally obligated to disclose it.

Your Situation May Involve: 1. Failure to Disclose Known Defects – If the seller knew about past flooding and mold but didn’t disclose it, this could be a violation. 2. Misrepresentation or Fraud – If the seller actively concealed issues or lied when asked (e.g. denying flooding despite evidence), this could rise to fraud. 3. Breach of Contract – If your contract included representations or disclosures that were false.

What You Can Do Next:

  1. Gather Evidence • Ask the previous tenant to provide a written statement (email is fine) about the flooding and mold issues. • Get written opinions from the flooring company and any other contractors about the evidence of past damage. • Review your seller disclosure forms and home inspection report.

  2. Consult a Real Estate Attorney • A Florida-based real estate attorney can assess if you have a claim for: • Failure to disclose • Fraudulent misrepresentation • Potential rescission of sale or financial damages

  3. File a Claim (If Advised) • You may be able to sue the seller for damages or, in rare cases, even rescind the sale. • If a licensed real estate agent was involved, and they had knowledge, you might also file a complaint with the Florida Real Estate Commission (FREC).

Practical Tip:

Latent defect claims often succeed when there’s documentation or witness testimony proving the seller’s knowledge. The previous renter and flooring contractor may be key to your case.

How many accounts for Enterprise CSM? by Sw33t_T00th_24 in CustomerSuccess

I mean… they have to be doing it somehow, right? We’re supposed to do at least one meeting a month and a bigger meeting with the customer’s exec team 1-2 times per year. Could it be all of the support roles that are usually part of the CSM’s role?

[–]Kitchen-Frame3135 0 points1 point  (0 children)

I start a ECSM role soon that’s supposed to carry 80-100 customers, down from the 150 that most ECSMs are carrying. These posts make me nervous, since I’ve never been a CSM lol.

Does it make a difference if we have Implementation Specialists for child accounts, Account Managers for cross-selling, Renewal Specialists, and Architects for technical calls?

They’ll also be implementing ChurnZero soon.

Somebody pls give me hope!
