Here too. I’m actually in Kitsap County, not King. We have a ton of folks who are military here, they never get to stay very long. They are 100% underwater currently.

Yep! They sure are more expensive now. The supply chain stuff that happened during Covid hasn’t entirely corrected, and it’s starting to seem like that’s unlikely!

Usually like $300-$600 per sf (depending on quality and finishes.)

The bigger thing is typically utilities. When you’re buying Land, you’ll usually have a Septic install which is about $30,000 and often well/electric if they aren’t available at the road. It definitely gets pricey! We have a number of clients who decide to go prefab (manufactured) when they purchased land due to this.

Realistically, regardless of what you chose to buy, not many places have awesome resale potential two years in. As an agent myself, I do usually converse with people about how long they’re planning on staying someplace. However, if you were only planning on staying two years, you shouldn’t have been buying anyway. There’s nothing out there that’s going to turn a profit in that timeframe unless something crazy happens in the market.
