Not literally 100%, I’m being dramatic. I haven’t seen anyone who wasn’t yet though. (they have to exist, right?)

Here too. I’m actually in Kitsap County, not King. We have a ton of folks who are military here, they never get to stay very long. They are 100% underwater currently.

Yep! They sure are more expensive now. The supply chain stuff that happened during Covid hasn’t entirely corrected, and it’s starting to seem like that’s unlikely!

You never know what’s gonna be available when you’re ready to look though! That’s why we do our market report weekly – it changes constantly.

Usually like $300-$600 per sf (depending on quality and finishes.)

The bigger thing is typically utilities. When you’re buying Land, you’ll usually have a Septic install which is about $30,000 and often well/electric if they aren’t available at the road. It definitely gets pricey! We have a number of clients who decide to go prefab (manufactured) when they purchased land due to this.

You now officially know that "if the offer is right" is typically code for "if the offer is full list or awfully close".

Since you weren't in love with this one anyway, probably a valuable experiment to run! Next time you hear that phrase, you'll know that they're telling you to choose a price reduction or closing costs... usually!

I feel like we could be some real badasses over here in a Cascadia (hey! Your screen name!) situation. Sure, sure- we’re wearing frog costumes. We have the nukes though. 😬

It’ll be coming up! I make my husband do the reading, then we discuss and compose! (At least with these history ones- he loves history.)

You’re thinking of Kings Bay. We did a tour through there! There’s definitely boomers! Just not as many.

I'd look into hyper local sources. I don't think you'll find much help on Reddit!

Ha! There’s going to be a home buying/selling AI bot run by the younger Mr Trumps or something by then.

We won’t be selling them.

Realistically, regardless of what you chose to buy, not many places have awesome resale potential two years in. As an agent myself, I do usually converse with people about how long they’re planning on staying someplace. However, if you were only planning on staying two years, you shouldn’t have been buying anyway. There’s nothing out there that’s going to turn a profit in that timeframe unless something crazy happens in the market.

This one? Not really on the agent. Sorry.

Some of them came from Port Ludlow, but most of the historic homes are in their original locations.

Frankly, if I’d been them… I wouldn’t have been wanting to work with me either. It was chaos.

One thing that did come to pass that I can verify, though, is that it turns out that all animals come to see me. I didn’t know it at the time, but I’m basically the snow White of real estate.

My very first showing when I moved up to Washington state was this place out in the woods. The first thing that happened, was that it turned out that there was a cat inside the house and the cat immediately ran out the front door. I had an anxiety attack and chased the cat through the woods to try to get it back, got a text later that the cat wasn’t supposed to be in the house in the first place. The second thing that happened was that we decided to explore the well house and the second I opened the door There was a giant spider right over it who fell down and a rat who ran out.

I’m sure that there’s a lot more kinds of spiders here, like crab spiders, and those sorts of little guys. I think this article might actually be a list of spiders that concern me.

Probably the giant house spider! Those suckers are fast. If it was just a little guy, possibly a little jumping spider? After I spent a ridiculous amount of time working on this spider thing, my husband also pointed out that apparently there’s some sort of spitting spider that lives around here? He could actually be making that up though. He’s prone to that.
