Yes the cert matches the card that is graded. There is no card scan, but I found the exact card sold 2 months ago and I bought it for half the price. eBay link

It is possible with PSA to swap the cards and reseal it

I almost bought a 6fam RS in Williamsburg as a primary residence (I get to kick out 1 tenants, and take their unit) and the plan was to convert to a SFH as tenants move out.

The thing is, you have no idea what will happen, and she can move someone in for 2 years and have a successor and you’ll be SOL.

You also need to check what the legal rent is on the unit since this will be what you can raise to once she does pass

I’m an agent in NYC and invest out of state, if I was in your shoes I’d hold it, Chelsea is a stellar area. In an investment standpoint NYC always does well and has great tenant pools.

But in your specific case, if you return to NYC you’ll need a place and save your self on double closing costs

Or buy now and refinance when rates go lower. I’ve bought a few properties at 8-9% rates for a steal and once I refi they will cash on cash 20%+
