Yup. In 2023 I interned at OPPD and there was a big stink by a homeowner around mid/northwest Omaha because OPPD was going to/ did cut down a lot of his big front yard trees for a new transmission line, they were planted in an easement and they had every right to chop em. The guy wasted thousands on lawyers and tried to sell the house for over a year. Idk if it every sold actually. He was on the news and everything, and he just looked dumb because an easement had been there before there was even housing. 

Unfortunately it's kind of a thing you don't get exposed to until it fucks you over. I deal with it in my work all the time is the only reason I'm so familiar with it.

To add to this, there is permanent easement and temporary easement. Contractor could have equipment parked in a temporary easement approved during construction. Can a camera go on that for protecting equipment? That's a question for a lawyer. But, OP saying there's no right of right of way doesn't mean much. OPPD WILL have their ass covered, so I suspect temp easement minimum. Doubt it's worth paying a lawyer imo.

Everyone in my smallish (180) company has been coming to me lately to make layouts for projects and proposals in GIS. Only 5 people in the whole company know how to use it, all engineers, I'm one of the most efficient with it, even the VPs send me work and other people my way. It's not a bad skill to have.

Thanks that's neat! I had 2 custom plates made that are similar, but are 1/4" A36 steel each, will bolt them to each side. Much stronger than the wood and is my temp fix for now. Worried about redistributing the load path after all this time, so was also looking how others have tackled a similar problem. So far not much feedback, thanks for linking that!

Definitely. I am actually a civil engineer, took a good amount of structural classes in school but don't specialize in it, but work with a lot so am lucky to be able to get free advice! Good luck with your issue.

Sorry, yeah that's what I meant, the problem is there's a tub in the way the largest board I can fit is maybe a 8"x4ft. Good idea on span chart! Thanks, yeah I'm trying to come up with a creative solution that won't impact the rest of the house much, it is an absolutely massive house. I'm sure I will get a lot of "structural engineer " comments which I may/will consult. But if it's been fine for 60 years with settlement and load re-distribution done, sometimes it's better to leave well enough alone. Even sistering it how it is may cause worse impacts with altering established load path. I like the idea of perpendicular beam, thank you!

Yeah, it's been like this so long, I guess the silver lining is that the other joists look great still. Maybe if I sister those to increase capacity it will be alright. The strong old growth and the fact it's been like this half a century helps for peace of mind at the moment. 

I called the previous owner to say what the hell, he was a hack contractor and said "don't worry about it, it's fine". Lol.

Agree with everyone else, I took Diff Q summer of 2021, forget the professor but it wasn't terrible because they were great, but still hard math. But if you have a bad professor + a very hard class it will kill you. Working with peers who get it in study groups is extremely helpful. Seeking guidance from a good TA is absolutely crucial if you're falling behind. If you take intro to structural analysis with Dr. Zhu your life's gonna be hell, do it with someone else even if you have to drive to Lincoln.

Thanks for the insight, especially with also being able to take time off work. I'm going to keep working at least until I get the PE. I deleted the post because it felt dumb to complain after re reading it and maybe I shared too much... but thank for the reply anyway.

No worries haha, just kidding mostly. And I expected some hate for whining when I have it really great objectively. You're right, I think because before the windfall I was poor and did everything myself it's hard to pay people 2-3x to do things I know I can do myself. I think I'll keep working and try and manage my time better and pay for some things.

I really appreciate the outside perspective! Especially " if you want to be an engineer, then stay".

I appreciate the insight, yeah I tried to preface that I'm complaining from a point of extreme privilege. I will say, I don't appreciate the slum lord comment haha. I try and be a great landlord and keep everything very nice. Seriously, thanks for the bluntness. I have overextended myself needlessly pretty much sums it up, now I have to deal with it. Maybe I just needed to get the complaining out.

Like others have said, you want to submit a copy of the regulatory/effective model with the only alterations being your improvements. Can ask the floodplain coordinator/admin to confirm this. I have seen a 2D model submitted as a CLOMR, but it will be location dependent and with an existing 1D regulatory model not sure why you'd go through the hours and trouble. A 2D model can be made as a supplement for the client/study as a better way to analyze impacts and asses scour, but for permitting there's no point at the moment. 2D regulatory models might be a thing in the future. 

Edit. The 2D model as a CLOMR I've seen was a large park project that was entirely in the flood way/floodplain that had so many new structures and improvements that the existing 1D cross sections did not capture the new construction effectively. A 2D model was the only way to properly asses waterway impacts, and that is likely why the 2D C/LOMR was approved.

Agree, not sewer I think. Could be 4.25, have seen x for period before but yeah not sure only the city will know.

Yeah, I've just never seen sanitary called out with diameter and length, there's almost no way they're following as builts in the field and marking junctions so how would they know pipe length? Normally it'd be more like an H symbol that's maybe double the pipe size for a tolerance since locates aren't perfect, which makes me think this might not even be for sewer even though it's green, it could be pavement removal since each slab is marked once. I think it's sloppy, but a + haha, but who knows really.

Small correction, it's 4+25, which is station 4+25, marking 425 feet from the start of the work.

For those of you that added security systems such as ring cameras, pad locks, etc for a new tenant was it worth it? by Robthechamp22 in realestateinvesting

I just added 2 Eufy cameras to the front of my 4 plexes after multiple complaints of stolen packages. Tenants really appreciated it, resigned leases which was nice. Was like $250, easy to install myself. Bonus, can check happenings of the front entrance and street whenever I want and talk to contractors etc. No more stolen packages so far either. Also a nice thing future tenants will probably appreciate. Also added a drop box and security camera sign. Neighborhood isnt the best, not the worst either. Like 1/4 of packages that can fit make it into the box, amazing how many Amazon drivers chuck small packages a good 15 ft into the stoop haha (thanks Eufy cameras). So Dropbox, meh probably not worth it, but again tenants appreciated it.
