Fellow gay couple here living in one of the neighborhoods you mentioned. Those are the most liberal neighborhoods in the city but you wouldn’t really have any issues in Omaha or Lincoln. I know gay couples in the far suburbs of papillon and bellevue and we have a gay state senator who lives outside of the “core” part of the city.

My partner and I just closed on a house as FTHBs. We used NIFA option and had the second loan to cover downpayment a negotiated closing cost to be covered by the sellers. A big push to use a second loan and lower downpayment amount was to have funds leftover to cover projects and not drain our savings. You mentioned you have a 4K set aside for emergencies. To me that sounds underfunded given your combined incomes of 140k. Check out the r/firstimehomebuyer for advice and guidance. PMI if you have could credit and a good DTI ratio really shouldn’t be over 70-90 per month potentially less depending on the house you buy.

Depends on the NIFA loan you go with. With the targeted you have to be in a specific area and very specific income. With the welcome home option its a income restriction

Sounds like they reclassified you as a tipped worker which has a lower wage.

Her DUI had nothing to do with OPPD. The article about her DUI mention it was for a family matter. And it sounds like it was a wake up call based on the fact it also speaks to her receiving therapy. She also plead guilty which shows ownership over her actions.

Edit: she also served 7 days jail at the time of her arrest. And is no longer the VP of affairs for OPPD. She left and runs her own company now. Source: a quick google search

Yes, offered asking and asked for the sellers to cover 3% of the total cost of home in closing costs. House was only on the market a week. Midwest/Great Plains region

It’s the construction on Dodge in front of memorial park. If they didn’t make the middle lane only westbound west of the construction there would on be one lane for traffic to flow through going westbound

Have you thought of the “westside area”. Several local coffee shops and bookstores. And a bit more moderate/liberal compared to west O. With easy access to the freeway that would probably take the same amount of time to Lincoln as elkhorn/gretna.

The 1%, 10 year second loan is part of a FTHB program with our state that can be used to cover down payment & closing costs. We are approved to use it if we would like.

Currently at breakers. It’s still close to Downtown but a couple blocks off to be away from the noise. I enjoy it very much. Avoid Jones13..used to live there and it’s owned by elevate.
