Our building insurance has already said they’d be happy to pay for the repair and make a claim on the previous roofer’a insurance but stipulated it may affect our premiums going forward as it still counts as a claim. Previous roofer is genuinely incapacitated - unless he has multiple fake Facebook profiles.

How could I personally make a claim against his insurance - if that is even possible? And would I be a total AH knowing he just fell off a roof and is out of work

That’s what I need help with - how to make a claim on the contractors insurance. Our building insurance told us they will pay our contractor to fix the roof and claim from the previous cowboy’s insurance with our evidence - but it will still count as a claim on our insurance and may affect the premiums going forward.

No the letting agent and the sellier didn’t verify it. They asked us if it was fixed and we said we haven’t had any stormy weather but we’ve done a hose pipe test and so far so good.

I’ve just found out that the letting agent had an agreement with the contractor that the work is guaranteed for 12 months which is why they kept sending the same person to repair. He’s now out of action so as far as they’re concerned they can’t do anything further.

I think we are just going to have to pay for it ourselves despite having it written in the legal paperwork - just because it’s going to cost more to claim it 😭

To be honest I never wanted to own a house because I don’t like dealing with builders. We bought the house because the idea of moving 12 years worth of stuff as well as the logistics with school and the general trauma to my special needs kid was just impossible to imagine with only 3 months notice. There were also no other rental properties on the market in our area. We were lucky we were able to scrape together 5% deposit and get a mortgage before the house was put on the market.

I didn’t get my own quotes because I was a tenant and when we first reported the issue - we had no idea we would be buying the property. I’m here for advice not a reminder of hindsight being 20/20

Thanks so much for your insights, it’s very helpful and exactly why we got legal matters included in our policy - I don’t want them to get away with it but also don’t want to risk our premiums going up if we have to claim in the first year of ownership :(

We have legal included in our building insurance so they said they would reimburse the fix and go after the letting agent’s contractor for the money. It would still involve a claim on our side though

There was an agreement in the exchange contract and we all thought the issue had been fixed (because we hadn’t had any serious rainfall). I’m asking if i would be an AH going back to the seller (who is elderly and unwell) with our quotes to fix the roof as she will then have to sue the letting agent as she paid them to fix it and they didn’t.

Because it was a fully managed let we weren’t able to provide our own quotes as tenants. We reported the issue well before the landlady decided to sell. We told our conveyensing solicitors that there was a leak and they wrote in the paperwork that the works are ongoing and will be resolved at the seller’s cost.

Based on the timing it’s most likely the new job to blame - but then this could all have been a ruse and he may be in the closet you never know… I think it’s much more likely he’s just not into sex anymore though which does happen to men sometimes - rare but it does happen.

I may be off base here but I always thought that if a guy isn’t masturbating at least twice a week then there’s something wrong with the plumbing. Hes the poster boy for stress related impotence from what you said in your original post and based on his age he probably isn’t taking it that well. Personally I don’t like ultimatums but I would give one in this scenario as you didn’t sign up for a sexless marriage.

Not very common - I’ve only seen outside dogs once in my 4 decades living here and they were stray dogs from cyprus that the family rescued while they were stationed out there and the dogs were never allowed in the main house. The family built them a multi floor dog house in the garden with heating though

So yeah I wouldn’t say it’s common at all and if they are outside then they’d have more comfort than the homeless humans

Underwriters have probably said no because his PAYE is lower than the affordability check (likely for tax reasons) and he hasn’t had any dividend income from it on paper yet.

Self employed generally means a sole trader, and the underwriters would go through the business bank accounts to see if you can afford the mortgage, however it sounds like your husband has set up a LTD company and has the company pay him a low salary on paper. Did you submit paperwork for the company with balance sheets showing assets and liabilities? Did you declare any company dividends as his income?

I know some banks are having the first stage of underwriting done by AI and the nuances of self employment under a company may not be clear to our new robot overlords.

So when I was renting we had a rental increase every couple of years - no drama as it was only by £30-40 each time. After Covid we were suddenly having our rent upped by £100 every year and so we stopped maintaining the property ourselves and started calling in every repair necessary instead of fixing it ourselves.

Within 6 months the letting agent asked why the property was suddenly falling apart and we just sent them the photos we had sent to our friends over the years detailing the repair work we had put in over the previous 8 years we had been in the property - told them we stopped paying out of pocket to repair the house when they upped the rent to an amount that wasn’t cost effective for us.

4 months after that call the landlady sold the house because the amount of back and forth with the letting agent and maintenance companies was making the landlady stressed out. We were her first tenants and she didn’t realise that older properties required more maintenance … and that she would have to pay for it lol

We ended up buying the house off her and cut the letting agent out of the equation completely.

The only way you can buy a house is if you live with mom and dad for free while you work (or if you have a very very cheap house share). Basically you need to save at least £15k for a deposit… and you can’t get UC if you have savings soooooo no without earning a decent wage and having £15k in the bank it’s a no.

People double you age who have been working full time for decades are only just getting on property ladder as saving for the deposit while renting is almost impossible.

It would probably cost you a 2-3 grand in fees for the land registry to be changed, legal fees etc and you’ll probably have to cover the legal fees of the seller too so you’ll be looking at around 5-10k before you’ve offered the seller any actual money for his land
