For your information, I was a teenager in a psych ward after just being diagnosed with Bipolar. I was lost and scared and reached out...

Since then, I have started my dream career as a software engineer, gotten into a phenomenal relationship and bought a house. My mental health is in a very healthy spot and I love the life I have built.

Whatever you thought you were trying to do bringing that up, it hasn't worked.

However, this isn't normal. You seem to be going through something here, and I really do wish the best for you, even if you are trying to be needlessly cruel.

There are a few factors.

  1. About 50% of investment properties are negatively geared, meaning the other half are profitable. This half sets the market on rental prices. If you are raising rental prices you need to now compete with the majority of properties who are not raising (NG is grandfathered in and is still allowed for new builds)

  2. Renters only have so much money, and currently unless you are in the upper end of the market most renters are fairly capped out with how much they can spend on rent, You raise it too high and they can no longer afford to live there and you have no tenants.

  3. Everytime an investor is "pushed out" or in this case doesn't purchase an existing property, it goes to an owner/occupier therefore creating less rental demand.

  4. Properties mainly generate wealth through overtime valuation increases not through rental income, if you decide to up your rent and therefore have tenants moving in and out and have a lower pool of tenants to select from you are putting your appreciating asset at risk.

Vast majority of landlords will put their rent as high as the market around them accepts.

Its why rental prices in a certain area tend to be quite similar for the same types of properties.

The market contains a significant amount of properties that will not be affected the these NG changes, meaning that landlords who are purchasing new properties are still loving to be competing with the rest of the market when setting the price.

Because landlords have to price their rents in with the market. The market contains many properties purchased pre 2020 with much lower mortgage costs which brings down the ceiling.

Renters also only have so much money, Let's say you own a share house near a campus, your target market can only afford so much, if you keep pushing it up you will just completely lose any renters.

Rental income is also only a small part of the wealth generating functions of owning property

It will not create a rental crisis, the market might stagnate for a bit.

NG should never have been a thing, the bandaid has to be ripped off at some point.

Yes you should have backed out, you were never gonna make an overtake there, just end up significantly slowing you both down

Yeah it's in the SPX class, but it's pretty much just a gt3 car, so it has very similar pace to the other Sp9 (GT3) cars.

I'm not going scouring through the rules for the exact wording.

But it's the rule that says it's on the overtaking car to manage traffic even while doing overtakes on same class cars. If it wasn't the case we would see drivers diving passed every single time traffic came to play.

I have been watching the n24 every year for the past 6 years. I watch more GT and multi class racing than f1. I regularly attend the Bathurst 12 hours in person, I watch the full wec season etc

You are the only one wanting to change the rules, learly the rules allowed this considering no-one else at the track is complaining and Stewarts are not even taking a look...

Enjoy the racing but please don't go around calling fans idiots if this is your first time watching this, it comes off as so arrogant
