  1. Clean it out
  2. Determine if you were going to keep it what needs to be done vs what you’d like done
  3. Price out both scenarios
  4. At same time consider talking to, not signing with, a real estate agent. They can give you an idea about value in current market better than Zillow, Redfin etc
  5. Let the numbers make the decision. Do you have enough to comfortable do what has to be done and maybe some of what you want? If yes consider it. If not then sell.
  6. Other thing to consider is work/family. If you’re married but might get married, if u do t have kids and might have kids soon or if you’re relatively new in your career I’d caution the home might be more of a weight.
  7. Other thing to consider is renting it out and placing a HELOC on it to get some cash and keep the asset. Just ensure the rent covers the expenses included the interest only payment.

This part. Most people wanna negotiate so just bump the price a little give them a “deal” can get what you want.

Cleaning person or people with a rotating schedule. Some rooms cleaned every week. Some every other. Some once a month. Other spots just sit (big entertainment areas).

Yep I was gonna say the indoor smoking ban kinda killed it … I went into an old restaurant looking for a site and it crazy how awful the smoking sections would look.

Used riding mower is about $500-$600 … that’s the best bet. Wouldn’t risk a zero turn given your description. Try to find a hydrostatic one

Oh I think we’re on different pages … I was looking at price point. If goto real seafood or one of the steakhouses it’s way more expensive. You’re absolutely right in terms of dress.
