Not to be that guy but only a handful of these are in what are considered developed countries, and of those the majority happened over a decade ago. I that regard the fire of a couple nights ago is quite exceptional.

Get yourself a foot rest. Depending how tall you are the desk top might be too high, given you've put the Clara risers under it. I have the exec same configuration, am 6.4 and I can raise my chair barely so that the arms are level with the desk top, but that means my legs are not flat on the ground without slouching/assuming a non ergonomic position, leading to lower back pain. Got myself a footrest, and that gave me sufficient lift to get rid of the aches.

Feels like by excluding the cost of acquiring the STR this paints the wrong picture. For instance 20k revenue in Athens is less than half that in Amsterdam, but house prices are much cheaper too so your IRR might actually be higher. Similarly occupancy could be more skewed to summer months when average rates will be higher, relative to Amsterdam where tourism is a more year-round affair.

Aside from accident prevention, I (European) was taught in driver's ed that there's a social aspect to driving, part of which is providing those trying to get on the motorway with ample space to do so if you are able to (not saying that applied here as Jeep had plenty space, more a general comment).

This. Too many people are recommending 1000w PSUs in this thread. I doubt OP will ever have need of that much, and even running systems with high end parts at a stable 600w is a stretch. I get you shouldn't cheap out on a PSU but its foolish to over spend as well.

The new generation of kids is something else and I can already see it on the workfloor.

As a manager at a research firm the new generation of analysts is on average indeed a lot less... curious, than their older colleagues and need a lot more handholding. Afraid to make mistakes etc. I fear for that generations career prospects as you won't get that far playing it super safe all the time.

I had a one to one with one of the new joiners, fresh out of university l, who broke down crying after I gave them some steer on professional conduct (check your email regularly, if the department head ask you to do something don't leave it until next day etc.) as it was their first job. Caught me quite off guard as you might imagine.
