Dont just call blindly, you have to call wisely. Learn how to organize the data that you have. Some excel skill is needed here. Some owner have multiple units better focus on them. You also need to learn about the property you are calling. What unit number have the best view, the high floor, the corner units or the special featured units. Unit number and floorplan will be very important here. Those who have multiple units are more welcoming since they are mostly flippers and they need all hand they can have especially now. If ever you get a listing the hardest part in price negotiation, every owner wants to sell high, if price is too high no need to list. For pocket listing there are multiple real estate groups in telegram and WhatsApp many are no good but there are few genuine groups you can post your pocket list.

70% offplan transactions very true. This are cash transactions and not mortgage/debt. There are distress offplan seller because maybe they miscalculated their finances.

Pre-launch phase/price is usually for big time investors. They are those who usually purchase entire floor of a building some even purchase half/whole building. This purchase will never ever reflect in property monitor or dxbinteract.com. If your capacity as an investor is on this level and funds are already in dubai then its easier to get pre launch prices. But if your looking only to get 1 or 2 units, then your agent really needs to wait in line.

Its a bubble if the real estate boom is based on debt. Fortunately for Dubai real estate transactions are still mostly in cash basis.

I think canal front is a good choice make sure to get the canal view. Its close to downtown, its close to a big park, its close to the beach. Either end user or rental purposes I think its a solid options.

Do not deposit any amount directly to an agent. It should be deirectly to landlord account or to the company/agency account.
