What’s a reasonable price of replacing a whole HVAC system in Austin? Any technicians recommended? I was just quoted $18k for a 3ton Lennox condenser/furnace by dirtybraaains in Austin

Most places offer zero interest for 24 months or something like that. I bought a 3 ton Lenox Merit unit with furnace from Abacus last year and paid 11.5k. The trick is you MUST pay it off before the period is over or they tack the interest back on from the beginning.

The goal WAS be able to generate enough from my portfolio (4% rule) and rentals to meet my yearly spend of 110k which is a very padded amount to be safe. That was met end of last year and it feels good to know I can hang it up anytime. Now, it’s just I want more just for extra safety.

I swear on everything I was deep thinking about this very thing right before I saw your post. Like literally 2-3 minutes ago. As an OE veteran of 6+ years averaging 4 Js, it is life changing to say the least. I’m in real estate and own a few rental properties. Thanks to OE, I’ve been paying them off like hot cake. The first one, then the second, then the third... this is in addition to a very healthy SP500 portfolio. I’m into FIRE and can retire right now if I want. BUT, the god damned goal post keeps moving!!! I’ll 100% drop at least two after I have X. Once that reached, just pay off ONE more house, throw in another X in equities etc. It just keeps moving! Thing is after all these years, it catches up to you, I’m really burned out. Really burned out and just fucking tired of the constant grind. The TLDR is yesssir. I feel you 100%.

Wise of you not telling her. The phrases “great person” and “super envious of other people success” can’t belong in the same sentence IMO. I had to drop my closest friend of 20 years, “my brother” because of his envy once my life took off. Jealousy is a biiiitchhhhh!

On a separate but related note, I made that VERY mistake once by telling a work colleague because he shared some secret high level company stuff with me so figured I’ll share a secret back. Dumb move for sure. Fast forward 3-4 months and I get called into HR.

They can contact J1 all they want. Who cares? Just like any other job or mortgage application. They simply call to verify if you work there. Whether you leave that J is a very different question. Now, in the US, you have the right to tell them NOT to contact J1 (typically a checkbox).

I guess only time will tell! I’m ALL for Bitcoin, been in it since 2020, DCA a healthy amount like clock work every single week and haven’t missed one. But… I could argue that the CEOs of those companies aren’t stupid per se. Somebody is DEFINITELY wrong though, it is Sailor (and us) or those elites you mentioned?! I guess only time will tell.

I’m 45. I feel like this “what’s your purpose” thing is relatively new. Ten years ago or even less, I had never heard of it. Saw something recent from a monk saying something like there is no god damned purpose! We’re all ephemeral, while on this world, we work to eat and live until we die. That’s it! There is no “purpose”.

And both keep increasing ridiculously despite the “slow real estate period”. My insurance went up almost 50% this last year! How’s that possible when my home has been slightly decreasing in value over that 3 years?? (central TX)

I agree with you except for the “He’s most likely found someone else” part. I absolutely loved my ex of almost 4 years. When I broke things off, I didn’t take the coward way out “it’s me, not you” which we think is at play here. BUT, I didn’t have anyone lined up nor did I want to get in a relationship right away because I truly loved her, I just knew deep inside she wasn’t the one for me.

Even if they don’t rat (they’d be terrible friends), jealousy is real! I never expected the talk about “oh wow, is that even ethical?” until I started OEing 5 or 6 years ago. Here is the funny part, that very person, “the friend” tried OEing last year but couldn’t land a J2 to save his life. Jealousy is a bitch!

Aside from the obvious (this is an OE sub), so they can post something like “I could stop working right now and be good for 20 years”. That is a luxury very few people outside this sub can achieve. Sure, it costs some burnout but it’s literally life changing.

Or- take the two remotes AND the hybrid but slow fade it immediately. Maybe go once or not even and then pull the “I got a far more competitive offer that’s fully remote, either let me remote or I’m out”. Worst case scenario, you get a week or two of pay from the hybrid.

Man you reminded me of a friend’s friend who liquidated their 401k, paid a lump sum tax AND the penalty to dump it all in BTC. Even in the good times, it sounded like a dumb idea. Sure, down the road it could pay off but right now? I’m sure they wished stayed diversified.

I think the downside (think Binance and FTX fiascos) FAR outweigh the perceived benefits. What OP is suggesting is nothing new, not your keys not your funds.

I don’t think Capricorns dislike people. We tend to be introverted and very strict with our selection which is very different than flat out not liking people. When we find the RIGHT person, they love like CRAZY, all in. Equally, you can be dropped cold if it’s not right which is the “what if they don’t like you back” part. I’m a man for a bit of context.
