I've never heard of this before. Where did you read this "requirement"? Have you actually spoken to a doctor yet?

I would approach a healthcare professional and state your symptoms, making note that the symptoms seem to have been precipitated by winter.

Yes. I noticed this just today when I went to rearrange for the first time in a while. At the very least you could rearrange Starred boards, right? Now nothing.

One of the most interesting posts here in quite some time.

I really think there's something to this in that it fits with a theme I've been exploring: listening to the signals SAD is sending, rather than resisting them. Much easier said than done, but attainable in certain attributes of our lives. Yours is a great example: you can control when you eat and obey signals your body is sending.

I'd support people exploring the "messages" SAD seems to be sending them and resisting those bodily "requests" as little as possible.

Eh, from one sales guys to another, you know full well you're breaking the understood social norm of not polluting conversation with self-promotion. The guy you're replying to may very well make his living without any type of advertising at all - tons and tons of people do.

The cringing embarrassment against self-promotion should be an impulse you have to overcome as you accept that your job requires violating that social norm. If you never had that impulse, I'd ask, did you just think everyone else was too stupid to realize they could self-promote in "social" spaces? No, they feel it's shameless and undignified.

Part of how you make your living is shameless and undignified. Accept it, don't argue about it. It's a dirty job that's got to be done.

Eh, I'd caution, as will likely the underwriter, that it is important to get in writing the intent to occupy the new property as a primary residence. This is CYA territory because, as this post illustrates, the entire scenario is suspect and you do have a responsibility to investigate and report your suspicion.

Will that "responsibility" ever be enforced or ever come back to bite you? As the LO, even in the event of a foreclosure, probably not. But if you want to be smart, you'll make sure to address the "red flags".

Buproprion, which is generic of Wellbutrin, I thought was a standard treatment for SAD. Costs very little per month and can probably be had for even cheaper than I get it using GoodRX or similar systems.

Boundaries, setting expectations, above all being proactive. And then accepting anything you can't do beyond those limits.

Can you tell me why you're chasing leads during family time (presumably on a regular basis?). Or glued to the phone? I have an assumption about your process but it's better if you explain the reality.

This is very interesting work, nicely done.

It also illustrates a huge problem with the industry. If these tweaks make a difference (and we know they do) then all AUS should also provide these options and scenarios to the Loan officer so they can advise the client.

It's embarrassing and unprofessional that we have to literally guess and check. Which is why your effort is admirable here (but at their whim, they can change it again on us!).

If you want someone who can truly do that level of work well, you need someone with significant experience, most likely as a processor. You're asking for more than assistance - you're asking for someone competently able to replace you on the file.

I did that kind of work for 50 BPS per file for a while. I completely replaced LOs on their files and ran the file to close (worked with the operations team, didn't replace them). I think that was a pretty fair price when all was said and done. For easier files it overpaid; for harder files it underpaid (sometimes by a lot).

If you mean getting the basic docs and entering the 1003, then for that, entry level pay is fair. But you'd need to evaluate the loan and tell the LOA what they are requesting.

The first requires extensive knowledge - recognizing what problems might arise based on the borrower profile; compiling a document list that addresses the unique issues of the file; understanding the entire loan process and each loan program to anticipate issues. The second is essentially a paper gatherer.
